My partner & I had an offer accepted on a property last week and we went through the application with our broker a couple of days later - unexpected hiccup in that the lender wants to see SA302s for me for the last 3 years (I'm self employed), as it turns out my accountant's qualification doesn't meet their requirements to just go on the certificate.

I actually requested them the same day our offer was accepted just in case, as it was something our broker had mentioned, but I'm still waiting for them. :( We have the AIP but the lender won't process the full app until they have the SA302s. If they haven't arrived by next Mon I'll ring HMRC again and see if they will fax them. I've never been a home owner before so feeling quite anxious about the delay, but my partner seems unfazed - he has a flat which we've sold; both his buyer and our seller are cash buyers with no chains so hopefully there is less pressure than would be the norm. Really want the SA302s to arrive this week!

The SA302s have arrived. :) Fingers crossed the lender now has everything they need to proceed!

28th of may - mortgage AIP in place
6th of June - offer made on a flat
20th of June - initial documents all received by Kensington requested a couple of extra documents.
25th of June - all documents received and they are looking to book the valuation for next week

Does any one know if Kensington make their mind up to lend before booking the valuation obviously depending on the results of the valuation?

So do you think the majority of the under writing, credit checking is done now?

Nervous is an understatement, just found out parter is pregnant. So the move now would be ideal:T:T

  • Mortgage offer from post office received Friday morning! Very happy!

There was a 2 week delay due to our vendors being a little slow in finding a slot for valuers to visit, but PO themselves were very efficient.

The text updates however, were a joke, we had 2 one to say they had received application, and the second (30 mins later) to say valuers had been instructed!
It's not about getting what you want, It's about wanting what you get.

Both self employed, went through London & Country (big mistake) matched with Coventry. Sent SA302s at beginning of May,,6 months worth of bank statements for both of us done,, survey done and valuer valued house at 1k below mortgage. Gone back to Coventry and now waiting for who know what...apparently the underwriters could still pull the plug up to the moment of exchange, so very anxious at moment. Zero comms from L&C who were providing two weeks old info when we managed to speak to them last...will probably still be here twiddling our thumbs in a months time!
  • Finally been told mortgage is approved no retention now just need to negotiate with seller and sort contracts. EEK

Okay, now I'm getting really nervous.

We put our offer in on a house on the 4th may, had it accepted same day, and put in our mortgage application on the following day to the Post Office via London and Country. The post office did their valuation survey in early May. We still haven't received a mortgage offer. Should I be worrying? Or is this fairly usual?
