Just waiting on our ATP from HTB and then solicitor to send us the documents to sign and send back. All we will have remaining is to then exchange. Pretty smooth process so far, lots of anxieties and 'what if's' throughout the last 2 weeks but over the moon now!

My valuation fee has been taken by Halifax. Using a broker so not sure what stage I am at!
Trying not to get stressed.

Oh no what a pain!!!! They are probably just looking for info. So much stress for you bht I would be suprised if your seller pulls out of a sale. They apologised, they had misplaced our documents. 🙄 Winds me up when they don't communicate properly with each other in that agency and with us they always seem to have a very accusatory tone lol. How's it going in your end?0 -
Received the “text” from HSBC today saying we have a mortgage offer.
Our timeline
applied direct online no advise route on 20/8 ltv 77%
valuation 21/8
valuation obtained 21/8 ( property valued at more than we are paying)
online status changed over the next few days:
ready for offer
decison obtained
then on 24/8 manually referred
heard nothing until today 5/9 text saying mortgage approved and booking fee (1000) now needs to be paid to view offer!.
whilst it seems we should be happy/excited we are finding it hard as we’ve found out it seems our buyer is struggling to secure a mortgage (when does the stress ever stop 😔). My question is if we pay the fee and the offer turns out less than we need or our buyer now pulls out if he can’t get a mortgage, do we lose the whole of the thousand pounds application fee?? Any advise or knowledge on this with HSBC would be gratefully received .

Good luck: we’re waiting too. Instructed a valuation after 40 mins of our submission. So we’re slightly worried with it being so quick !0

Application submitted/hard credit search: 20/8
Valuation completed: 2/9
Mortgage offer: 4/9
Very impressed how quick it was after I switched from broker to direct, especially considering my partner is on part time furlough where they would only consider her 3 days pay and not the other 2 furlough days she gets! I've also had to take a 10% salary deferral until April 2021.
Absolutely over the moon, such a stressful period, especially due to covid............Just hope there's nothing surprising in the survey next week so we can exchange asap0 -
