    Their timescales are back down to an average of 20 working days now so hopefully you hear within the next few days!

    Just waiting on our ATP from HTB and then solicitor to send us the documents  to sign and send back. All we will have remaining is to then exchange. Pretty smooth process so far, lots of anxieties and 'what if's' throughout the last 2 weeks but over the moon now! 


    Amazing 10 days; where abouts are you buying? We are first time buyers help to buy and we are at 4 weeks and they have said it could be another 2-3, we have had our valuation done and it came back fine last week. So no idea what the hold up is :(

    My valuation fee has been taken by Halifax. Using a broker so not sure what stage I am at! 
    Trying not to get stressed. 
    I’m at the same stage as you with Halifax also. My valuation And product fee (£1199) was taken this morning!

    I received my mortgage offer yesterday. My MB choose Santander. 
    DIP 29/05
    I received an SMS from Santander on 15/06
    Then was 4 weeks of questions and requesting document. 
    14/07 - Underwriter agreed subject to satisfactory valuation, Valuation booked on 29/07 

    29/07 - Cancellation , rebooked on 3rd of August 

    3/08 - Cancellation, rebooked on 10th of August 

    10/08 - Cancellation again, final date 13th 

    13/08 - Valuation done

    21/08 - Report was sent to Santander 

    01/9 - Mortgage offer issued

    What a wait, what a stress! I am on cloud 9 !!!!!


    Even longer than me! The back and forth with questions is driving me mad. Our valuation was on 12th Aug, haven't heard anything back about it.  Just questions, questions, questions. And each time it goes back to a week wait. If they ask for anything next week rather than just saying yes or no I think I will be lose it.
    We are in the same boat with Santander, application on the 22/7, valuation 17/8 and nothing but more questions since! Going absolutely loopy

    It's driving me mad. ESP as they have asked no questions about husband's 50k income, but endless ones for my 10k one 🤔🙄

    Broker called yesterday 03/09 and said they are working on 25/09 despite their tracker claiming otherwise. 
    The wait is killing me. 
    I must admit going via their tracker, each time I have submitted documents, I have been asked for more bang in when they say they are reviewed documents sent on the date I sent them.

    It's the fact that each time it's at least a week before we hear anything else! Hopefully we will float back to the top of the pile on Mon/Tues next week. At least I didn't have to wait for an accountant. I earn so little I do my SA myself! And when they required a letter from my paye employment I could just ring the director to get a letter within 24hrs as it is a small family business.

    Add in communication issues between our solicitor and the sellers solicitors I am not convinced we will be able to buy the property. Meanwhile our own sale is progressing well to a BTL, who we don't want to lose, but unlike a FTB, not sure how long they will hang around if we lose the purchase. ESP as its end of chain. Don't want to have to start again and have to build a chain.

    Remembering why we have been in this house 11years. In fact it's exactly 11years today since we completed!

    I’m sorry your process has been such an arduous one. I received a text from Santander today confirming my offer as well as an email. I’m truly shocked, I was thinking it would be another week of hell. 
    I hope that you have a decision early next week. I also hope your property issues are sorted soon.

  • Been told today that Santander underwriters are working over weekends whilst they clear the backlog
  • So glad I found these threads as I’m going crazy!!! Can anyone please help and tell me if this is normal? We’re first time buyers on a new build, asked our mortgage broker a few questions and his response has been “I’m sure it’s FINE!” To everything. I’m a worrier and I need more info than “should be fine” lol. 

    We got our original AIP with our broker on 23/08, with Santander. 

    Applied for our mortgage via telephone with our broker on 28/08 and all paperwork he sent us that morning was with Nat west as he found a better rate (?) so applied through them. We also paid our searches fees to our solicitor the same day as instructed to ‘keep things moving’.

    Also on 28/08 Nat west did a hard search on our credit reports and our names are linked by association (I get email updates so seen this maybe a day or two later)

    On 02/09 the valuation fee was taken from our bank account. We asked if this meant anything and the broker said “everything means something, it’s great” ...? Have we got Ronald McDonald in charge of our mortgage? 

    Just wondering if anyone can tell me for real - does that mean anything? Is that a good thing? Does this mean the valuation will be done soon? The house is not yet built so is literally a square of mud and grass. 
     So worried and wasn’t expecting any stress, even though it’s been fairly straightforward so far! Thank you in advance x
  • So I’ve spoken to MB today as the EA has called saying they’ll pull the sale if we don’t move on things quickly. Basically there was a month delay before we could submit application hence why they’re getting fractious about timescales. We only applied last Wednesday 26/8. The MB spoke to Santander who have advised that the underwriters are working over weekends at the moment in an effort to catch up with the backlog. I’m so nervous as if we don’t have an answer in 7 days then we’ll lose the house and all the money so far for reservation fees and extras that we’ve paid upfront on the new build. We’ve given notice on rental and had to extend for 1 month so looks like we’ll be moving in with parents even if we don’t get the house purchase. I could cry 😓
