I think the way they do it is.. when DIP is done and soft searches, it will alert if they need to manually underwrite or if something isn't straightforward. So possibly depends how long ago the settled default is. Each bank has different criteria. On Equifax on the search page, it has 2 tables, the top table is hard searches and the Table 2 is soft search. If the 3 searches are on the lower table then you won't have had hard searches done yet. Does anyone know if valuation being booked is promising with Halifax? We've sent a couple of bits to the underwriter next week, and we now know the valuation has been booked.

My partner had 2 5 year old defaults ( 1 unsettled ) and he put the application into Halifax on Thursday (sole application) and he got his mortgage offer this morning. I'm so shocked with how quick it happened however we are in Scotland and don't need the valuation etc as he already had the home report. Hope this puts your mind at ease.0 -
My FA has applied for a mortgage for myself and my husband with Nat west - he said we had passed the credit search and the formal application was sent to them early last week but when I looked at my Experian status is said Nat West had conducted a Soft Identity Search not a Hard Search - does this mean our application could be declined and the hard search is still to take place? I have two missed payments over a year ago for an online item hence why I am concerned - hoping someone can help

Hi all FTB here. Was just wondering if anyone has experience of Halifax process in Scotland.
The home report for our property needs to be refreshed due to the length of time since originally going on the market. However this seems to be taking quite a bit of time. MA stated that our application is just awaiting valuation but don't want to get to excited until we can confirm the home report. Has anyone had a simular experience?

Happy Monday everyone! I, unfortunately, don't have any more news on my BOI application... But the valuation came through on the 16 July and BOI website indicates they are examining documents from 15 July so the broker expects the offer to come through tomorrow!0
