HSBC said that "my application is with the underwriters and they will hopefully make their decision by Friday and instruct the valuation if all is OK." This is exactly the same update they gave last week, but apparently last week it was with the normal underwriting team and this week it is being checked by the senior underwriters because I'm self-employed, but all looks good on the docs so it's just waiting for approval. It turns out, however, that the long delay wasn't because my application was waiting in a 4-week queue for the underwriters as they claimed every time they were chased for an update, but because it wasn't actually in the queue at all - because I'm self-employed and my income is foreign, my application had to go in under their old legacy portal and documents were uploaded to that rather than their current portal, some error meant the additional documents never made it to the queue, despite the fact that my broker also emailed them. My broker is now contacting the BDM to escalate the case and get the valuation booked in alongside the underwriting process to try and speed things up.
Fingers crosses yours doesn’t take too long!
I chased our MB yesterday who spoke to HSBC for an update - apparently some unnecessary ID tasks were generated on our case (which are not needed as ID has been satisfied) and it can take up to another week for them to be cleared down and the offer issued... >_<Good luck to everyone still waiting! Just keep that bottle of bubbly chilled and ready!
Congratulations! I think my job here is done! Haha 😉 All the best with the new home! 🥳0 -

We’re still waiting...it’s driving me nuts. Our MB says all is looking fine at the moment but it’s frustrating waiting with no news.
We've had a few issues with overtime but I'm led to believe these are sorted and we are awaiting a valuation report (they did the valuation on the 18th June but said they suspended the report due to the issues we had). They indicated current turnaround time for that would be about 6 working days. Tomorrow is 6 working days so fingers crossed. 31 days have now passed since we put the application in (24 working days) it seems like forever.0 -

AIP received 16-05-20
Offer accepted on a house 08-06-20
Full mortgage application submitted 18-06-20
Mortgage declined by Halifax 08-07-20
We submitted a joint application based on only 1 years accounts as a limited company. (Partner has been self employed for 10+ years) Unfortunately we were declined based on myself only having been self employed for one year and the underwriter not being able to work out how I have gone from a relatively low wage as an administrator to self employed on a large wage. Our MB has appealed as the underwriter should only be basing the application on my years accounts as self employed/company shareholder and has sent a letter, including a letter from a company we contract to to evidence future works and value of contracts involved etc. Everything else, credit check etc all fine. Have a 20% deposit but have offered to stretch an extra 15k to 25% if this would help. Are the chances slim of the underwriter changing their decision?! So frustrating as we know it’s affordable. Also hate the waiting!! MB said 7-10 days until we hear back. Is anyone else in this position?!0 -
Still waiting for Barclays after submitting my application on June 16th. It’s been sent to Legal & General to carry out a desktop valuation, I was told it had been instructed last Thursday however when I asked my broker 2 days ago I was told they needed a form from my developer which they couldn’t get until yesterday. It’s going to be another week of waiting for me I imagine.0

I'm currently waiting back for my Nationwide valuation and I am so nervous. I am not so nervous about the offer itself, but I am on 85% LTV, FTB and Nationwide have said if the house gets valued any lower than I offered they cannot offer me a mortgage. My issue is, is I do all these online calculators and they always come back lower than my offer. But they do not take in to account what work has been done inside the property, which is substantial. All the comparative sales in the area are considerably worse state of repair than my house, and that's the only sold prices the valuer will have to go off in the local area. And that's what I'm so worried about, if they do a desktop valuation, they wont see how nice the new bathroom is, and what work the previous owners have done to modernise it all. My valuation was on wednesday, and they 'received' it yesterday, but I am very nervous as I don't think the sellers will budge. They bought it two years ago for 13k less, did all this work, which would have cost more than 13k, so they won't drop if it comes back undervalued.
It's a waiting game... and I am not enjoying it! lol0 -

We luckily had a physical valuation (HSBC) and because we are dealing with the seller directly, they told us that the valuer spent a considerable amount of time in the house and asked lots of questions which I felt was a good sign.
Chased today as it has been over a week since and got confirmation that it was valued at our offer price, so all good.
I'd maybe check if your lender is currently carrying out physical valuations at all, if they don't tell you, maybe the estate agent will if they were in touch for a date?0 -
