So 275k was rejected, the 280k offer was accepted but we said we wanted to complete by end of Sep (when our tenancy is over). They've come back and said the tenants have a 3 month notice but he's trying to agree a 2.5 month notice otherwise we will have to move in at the beginning of Oct. I guess it's not a huge issue, but just a pain having to put things in storage and move in with family...0

Have you been served notice or something, or does your contract end then? Just go onto a rolling contract, then give a month's notice once you've exchanged (not before).

Thanks hazyjo, actually very excited as our mortgage application has just gone through as well so just getting on with booking the Homebuyers Survey now and sending over solicitors details to get the ball rolling.
We haven't been served notice but our LL is notoriously difficult and lives in South Africa, therefore he wants to know if we're moving out by August and if so he will then find new tenants and get them to sign for a year.0 -

You only need to give a month's notice, so don't make yourself homeless so the LL can have longer to find a replacement tenant.
Of course, if he has wind of you leaving, he will probably just serve notice on you so he gets his two months!

we bought a house with tenants, the solicitor made it part of the contract they had to be out by the completion date or the seller paid the costs of removing them, and all other associated costs until we could move in.
they did go, but didn't do a great job tidying0 -
To be honest, I just don't think it's worth the effort. I don't want him grappling with our deposit and I'm keen to just move out at end of Sep and in with my OH's mum. It's a short commute and hopefully would only be for a few weeks..
Also we don't have tonnes of stuff, so not as if we'll have sky-high storage fees. Thanks kai for the idea of making our solicitor put it as part of the contract to ensure the tenants have to be out by the completion date or they pay the costs of removing them, and all other associated costs until we can move in.
Only other concern is we're going with Nationwide's 'free legal fees', we've been assigned Breeze and Wyles and I'm a little nervous about reading some bad reviews..0 -

As expected just had an email from LL saying "I write to you now because two months before the end of the current tenancy there is a clause that opens discussion as to whether the tenancy will continue for another year. This needs to concluded by the end of this month (July), otherwise I will be advertizing the flat to let from October 1st.Unfortunately I can’t continue the tenancy on a month to month basis for as you know I’m not around at other times to supervise a new letting."0

That doesn't make a huge difference to you though does it?Unfortunately I can’t continue the tenancy on a month to month basis
Unfortunately.... yes he can and must (for at least the period of 2 months and/or until the courts decide)0 -
As DRP - you can't be forced to sign up for another year. By law, you will go onto a rolling contract and he'll have to serve you two months' notice (the dates he needs to serve it on might make it nearer three months anyway).
