    Leytonstone is very up and coming, in fact it is being called "the new Wanstead" if you go into the Red Lion pub any day of the week, most of the clientele seem to be from Wanstead anyway. You should easily be able to buy in Leytonstone at that price, and have spare cash for any renovations.

    If one of you is going to Bank on the Central Line, just a word of advice - probably quicker to get out and walk than change and wait for the Northern Line one stop. (Only around half a mile/10 min walk.)

    Am from Stratford, so know all of the area's well :-), Leytonstone, Chingford, Redbridge should all be with in your reach.......

    Princess park manor will have a very high service charge. It's a nice block (incidentally, Girls Aloud lived there at the start of their career) but that maybe the reason for the low price for that area (and a low lease possibly but it hasn't been around for that long)

    Oh Jeez more of this London FTB C**P, this comment really takes the biscuit. Leytonstone was still being called Leytonstone last time I checked except by dumb estate agents with too many dodgy Waltham Forest hovels to shift or FTB who have paid over the odds for their London rabbit Hutch and now feel obliged to talk up their grimy armpit of an area at every given opportunity.
