Where to buy - London?

Hi all,
Posted a few times on here and have had really good answers to some of my queries. My wife and I are finally in a position to buy a place now. We have £40k deposit and we are looking at the £250k to £260k mark in North and North West London for a 2 bed place.
We looked at some new builds under the help to buy scheme previously but decided against it beacuse of various reasons. We have only begun to look proprely last week and we have seen a really lovely flat in Canons Park that unfortunately got snapped up really quickly. I haven't kept up to date with the proprety market in these areas and so I am not sure what I should be able to get with my money.
Questions:
1. Is my budget realistic?
2. What areas should I be looking at?
3. Should I consider the help to buy scheme again, and new builds in general?
Ideally we would like to be near a tube/train station and have a commute to Baker St and London Bridge of no longer than 50 minutes.
Thanks all
Omar

Just to add further meat to the bone. We are so far interested in buying in Canons Park, Stanmore, Harrow on the Hill, Bowes Park, Bounds Green, Arnos Grove, East Finchley.0

Anyone know much about Enfield as an area? Been told to stay west of the A10 and areas near Gordon Hill and Bush Hill Park are nice0

What about harrow, ruislip, eastcote? Prob get more for your money further outside of the NW area...Regards,

Elstree & Borehamwood station to London Bridge in 58 minutes.
In zone 6 so season ticket prices are within Transport for London pricing.
Over 100 properties, 2 and 3 bed homes in your price range.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Thanks ideally, want to be within 10 mins walk to a station. Seen some really nice places in Enfield Chase, Gordon Hill and Bush Hill Park.0

East Finchley is lovely but you'll never be able to afford a 2 bed place with that money, Bounds Green is also nice in parts but is very close to the North Circular in others so not to all people's tastes but I like it.
Have you thought of Wood Green or Turnpike Lane? Some of the areas there are slightly dodgy but some are lovely. I've lived in all these areas and whilst I rented in East Finchely, I had to buy in Turnpike Lane as that was the most I could afford.
Bush Hill Park is also nice but I'm not sure you could afford it on that rate, Enfield has some nice places which would probably just about be in your price range. A lot of North London peeps I know had to go to Walthamstow to be able to afford to buy.0 -
Saw a lovely 2 bed house in bush hill park today. There's plenty available .0

I considered it... a friend lives there and said to only consider EN2 as that's generally considered the more desirable area.

Agreed. I was looking at Enfield area too few months back and everyone has told me stay away from the right side of the A10 which is Edmonton, Turkey Street railway station, Ponders End etc... Enfield Town/Bush Hill Park area is pretty nice.0 -
It all depends where you want to be. For the nicer areas of NW London like East Finchley / Woodside Park / Winchmore Hill etc 250K will only realistially get you a 1 bed.
In those less desirable areas like wood green / enfield then you should get a 2 bed.
If you don't need the second bedroom get yourself a 1 bed in a desirable area.0
