    Yeah those areas are out of our reach. We ideally want a 2 bed as we dont want to move again in 2 years time say if we want to have a baby for example. Seems like in Bush Hill Park we can get a terraced house. Most other places it will be a 2 bed flat. Other areas we are looking at are Canons Park, Stanmore, Cockfosters, Oakwood, Bounds Green, Leytonstone, Wanstead.

    We offered £247,500 for the house in Bush HIll Park but we didn't get it. Came close apparently!

    There are quite a few overheads that go into Moorgate - can't say I'm too au fait with them, but it would be an easy commute onwards to Baker Street and London Bridge, with you both only making that one change at Moorgate.

    Probably something you've taken into account already (especially as you mentioned Enfield), but it might be worth a closer look at the lines that stop at Moorgate. Might be a fast train from somewhere you've not considered.

    Leytonstone and Wanstead are quite far east compared to the other areas you are looking at. We have just bought a 2 bed maisonette for £190k (we're spending £20k to bring it up to modern standards) in Leytonstone, and £250/260 should easily get you a 2 bed flat in either area (although forget about it being a house in Wanstead the prices there are getting crazy).

    Just be aware that if you are viewing in Leytonstone, properties in upper Leytonstone can easily be a good 10-15 walk from the tube station, which eats into your commute. However if you are close to the station, 50 mins to Baker Street and London Bridge is easily achievable.

    If you stay within close distance of Bounds Green tube then I quite liked it round there but it was 6 or 7 years ago I lived there.

    have looked at shooters hill and belvedere. ideally 30 mins to london bridge please.

    Thanks guys. Reason for Wantstead and Leytonstone is that we my wifes family live in Wanstead and we know the area well. Wanstead is so expensive though. Leytonstone would be idea. I think we can get a really nice ground floor flat with a garden in Leytonstone close to the station.
