However, it is possible that the tenant may want to leave (you never know)
If both the LL and the tenant agree then the tenancy can be surrendered (must be done in writing)
I am not sure whether this would help though. You would have somewhere to live but no money to live there (although if you do get JSA you would be entitled to CT reduction.)
Since the house is not mortgaged the rent payments will be seen as income and although you may be entitled to contribution based JSA (based on NI contributions) you would not be entitled to income based JSA.
So, options.
1. See if your tenant wants to leave. If they do then stay with your friend and save up so that when you move back you have a 'nest egg' while you are sorting out your JSA and looking for work.
2. Stay where you are, work and find accommodation funded by wages and rental income.
3. Move back and use rental income to find shared accommodation, make a claim for contribution based JSA and look for work.
I'm sure you can mix and match but whatever way you look at it you should be fine although I am sure it is a worrying time for you.0 -
you must be getting some rental income from your place, so couldn't you use that to rent out somewhere else ?
even ifs its just a flat share. You could also find one that included all your bills, or use the money from your job to cover those0 -

thanks everyone for the help, im going to stay with a friend until my tenants lease is up then move all my stuff back to my house. I shall stay with my friend during the week for 60.00 and just go home on the weekends, that way I get to keep my job and save up a bit till I decide otherwise.
