    Yes of course that's a good place to look for comparables remembering that rightmove has asking prices (which may or may not be the same as achieved prices). However that's already been established in this thread. I was listing other factors that need to be taken into account. A landlord who chucks out good tenants to chase best rents is an inexperienced one who can't do simple risk assessment and arithmetic - especially in a property with obvious disrepair. However if the OP's rent has fallen too far behind then it may well be a lost cause for him to stay and he may have to look at downsizing or moving to a cheaper area to get a rent he can afford.

    I hate to labour the point but the OP still hasn't told us what kind of tenancy he has.

    Although much of the information given is correct if he/she has an assured tenancy agreement then they have much stronger 'rights' as regards being evicted.

    OP, you need to follow the link I gave you and tell us what kind of tenancy you have.

    Also, you need to separate the two issues - repairs and rent increase. One has nothing to do with the other in legal terms.

    im going to dig the papers out and look into the tenancy.

    I would have thought the improvments i had done where relevant, well i thought so anyway.

    I couldnt live without heating and a shower etc who could?

    There are rules about what a LL has to provide, but it's up to the LL to provide it, not the T.
    I hate to labour the point but the OP still hasn't told us what kind of tenancy he has.

    It's likely to be an AST simply because they didn't move in before 1988, but we can't be sure you're right.

    they wouldnt provide any heating, they just wouldnt do it.
    They were the same with the other house they rented out. They made no Improvments. They had an old lady living in there. They wouldnt do anything for her.

    In the end she moved into a home and they sold the house off at a cheap price. Its currently being done up. The place was in such a state the new people had to start from scratch.

    It was a shameful way for an old lady to have to live and she had been there years.

    The agent is playing games with you. Please stop dealing with the agent and contact your landlady directly. She might be completely unaware that the agent has attempted to hike the rent, and could be quite happy for your tenancy too continue on the current rent considering all the free improvements you have made. Agents have their own agenda and this may not be what the landlady wants.

    What you absolutely need to do is find the paperwork and tell us whether they served you with a formal Section 13 Notice or not. If they did and you haven't paid it you could be in receipt of a Section 8 Notice as well as Section 21 any day now.
