Thanks for posting the list of defects.
If I was a sparkie, I'd now be able to tell you which on the list were serious/dangerous and which were just an excercise in tick-boxing.
As I'm not, hopefully a sparkie will come along.
Or you could post your list in this forum here -lots of sparkies offering advice!0 -
The problem is, that it seems the vendor is refusing that. They are saying that some of the work is the management company's responsibility and therefore they shouldn't have to pay for it/accept a lower offer. I don't know where that leaves me because obviously I can't liason with the management company because I don't own the property.
The reason it was suggested by the EA that the work is done before we move in is because the work is going to create a lot of dust, mess etc. So it was their suggestion that their client/we could get the work done between exchange & completion. I wouldn't have suggested it to the vendor if their EA hadn't suggested it to me.0 -

Our electrician did say that the listed items were the serious things that needed doing. For example, they also said that they would advise things like replacing light switches/socket covers, burrying cables in walls where they have been tacked around the skirting boards etc. but that they were things we could do if and when we had funds.0 -

Don't listen to the EA they will say anything to get a sale through. It is always better to do the work yourself so you know it is done properly. Some sellers will just do it as cheaply as possible, as they won't be living there in the future.
At the end of the day, you have to decide if you want to pay more than the surveyor has valued it at and if not, if you're prepared to walk away. But you do have to be prepared to walk away! I wouldn't get into a debate about what work needs doing in your shoes, I'd simply say the property is valued at 121 so that is all we are prepared to pay.
And yes to checking if that electrical work is urgent or not, I don#t know either.

We are starting to think about whether we would walk away. Hopefully we won't have to, because this is the best property we have seen.0 -
Just wanted to update & say thanks for all your advice
Our vendor has offered to go halves with us on the cost of the works, which we have accepted. Very happy and couldn't have done it without all your help!
We are now looking to exchange next week and complete on August 2nd0
