Buying Extras From Barratt Homes

Hi Everyone,
We reserved a new build with Barratts and are approaching our exchange date. We managed to negotiate a few extras thrown in but will be having a meeting with the sales person to go through anything additional we might want to pay for like extra sockets, turf out back etc. I have two questions....
1) Does anyone know if there is any wiggle room in the prices i.e. if i order a, b and c they'll do them for a discount of is it fixed?
2)Anyone who has bought with Barratt recently give me an idea on prices of extras?

I honestly think they will price the extras as extras. Have you got any extras already, as part of any incentives?
if you have laready signed up, and have done the negotiation, it may be too late to try and get other bits thrown into the deal.

In barrets eyes - they have sold the house - no need to try and seal the deal with incentives.
they may however, if you racked up a few quids worth of extras (and it isnt too late on the stage of build) be able to get some movement on price.

Thanks flashmanchop. Yes we did get all white goods and flooring thrown is as part of the deal. I know they have no motivation to do deal but my though was if the list price for what we wanted was 3k (i have no idea i'm just pulling that from the air!) we know it won't cost them even close to that to do the extras. I thought they may take the position of agreeing to 2400 and getting some profit than us just deciding to go to private contractors ourselves and them not get anything.0

Now I think 3 or 4 double sockets in each bedroom.
4 double sockets in the lounge and 2 in the dinning room.
Count the kitchen appliances so Mains wired cooker on separate ring main,
Built in Fridge/freezer, washing machine, dryer, dishwasher.
Then you need 4 double sockets above the worktops.
This depends on the size of your home/kitchen and bedrooms but gives you an idea.0 -

Thanks Dimbo. You're right of course and we don't plan on throwing money away willy nilly. I think it would make our lives easier to have them do some things before we move in hence my question if anyone knows about haggling and indeed any recent prices0 -
I bought a new build last year, though not from Barratts so this may not bear any relation to what they charge!
The extras I purchased were additional sockets, phone and TV points, network cabling to all rooms and a sizeable kitchen upgrade (additional units, altered layout, better appliances). The house came with turf, half height tiling in the bathrooms and full height around the bath and showers. I was able to choose the tiles used. As well as this I was able to alter the layout of the rooms, and choose the position of the doors, sockets, radiators etc. There was no charge for this.
For the additional wiring the charge was £55 per point, or £75 for a double electrical socket. There was no negotiation on this price. I did get a discount in the end because I didn't want the built in wardrobes in 2 bedrooms.
The kitchen was handled by an external company, so they had their own price list. I did manage a little negotiation on some of the prices, but it wasn't much. The changes meant I spent quite a lot on top of the "allowance" from the builder (roughly half again), but I would say it was worth it to get the kitchen right in the first place as it is something very important to me.
I didn't try to get any floor coverings etc thrown in, as I wanted specific stuff that would have cost an absolute fortune through the builders. My father and I DIY'd the floors after I took possession.
I think your best approach is to ask for a price list, decide what you want (if anything!) and then go in for some negotiation. However, given that you are already approaching exchange they don't really have a lot of incentive to give you a good deal. Nothing to lose by asking though0 -

it's pretty much what i thought but i was interested to see if there were deals to be done. Anyone else bought a Barratt home recently?

I looked round a Barratt home earlier in the year, and to answer your question, they have plenty of wriggle room in most things ;-)
When we looked, they almost hurled free kitchens, floor coverings etc at us, because we mentioned we had a deposit. We were told plainly that if we had come in under one of the Government-backed incentives (the 5% deposit NewBuy thing) there was absolutely no negotiation on anything.
Ultimately the house (we felt) was over priced and not for us, and perhaps it varies by development, but yes we were told there was a fair bit in terms of incentives they could offer to get us through the door.0
