Help no viewings after 5 weeks, house priced well for area

    Definately the price. It's pleasant enough, and detached with a garage and all, and maybe 4 or 5 years back, it would have gone for what close to what you're asking... (maybe £165 to £168K.)

    But it's not a huge house, and I'm not being funny, but South Yorkshire isn't exactly a property boom area, where the houses are highly sought after and expensive...

    I think you should be looking at £150K, more so than £175K. Because of the poor market, the size of the house, and the area. Also there's no front garden and the houses are rather crammed in.

  • In November 2011 I put my house on the market and got zero interest. I posted on here and people said it's price, price, price. No it's not, said I. The market is rubbish, the first time buyers can't get mortgages, my house is realistically priced for the area etc etc.

    Fast forward 12 months. By now I have dropped the price a bit at time by a total of 20% but suddenly hit the right price and I go from no interest at all to 3-4 viewings a week overnight and not long after hitting that level, the house sells. I was lucky because I could afford to drop the price that much, I understand that some people can't. However, if you are not getting viewings, it is over priced. Full stop, the end.

    Not what you want to hear, I know.

    Take the fridge magnets off.
    Put a white duver cover on main bed to tone down the theme.
    Paint garden fences . or even new panels at the side fence area.
    It looks very nice inside . Good luck selling.

    I would shoot whoever took the photos.

    It is difficult enough that you have very dark furniture, but failing to put the lights on during a dull day and failing to use a proper spotlight to increase light levels is unforgiveable.

    And they need a fish-eye lense for the kitchen.

    Changing the main bedroom bedding for white or neutral as well and it will make the room look bigger.

  • I'm sorry to say this but apart from the issue of price the black everywhere and dark furniture plus windows really suck the mood out of any room. I would not even view as it seems so depressing.

    crazy .... that house, where I am, would be a minimum of £260k as that's the price of the cheapest 3bed (link) detached, with the 2nd cheapest 3-bed house detached at £299k.

    Same here Dan-Dan and PasturesNew. We are paying £171k for 3-beds but it is a terraced property, no garage, needs a lot of updating, has a smaller garden than this house AND has a train line at the back of it.

    This kind of property in SO53 is also going for £225-240k.
