I would really like some constructive feedback; last summer an identical house sold for more than what I ask, the area is great, but much pricier than the rest of the town.
As a new subscriber I am unable to post a link but its in Sprotbrough, Doncaster priced at 174,950 detached. The only one of its type at this price.

I don't know the area but I sold a similar house for £205k a couple of years ago in the Thames Valley so it seems quite pricey to me. I find the pictures quite dark with a lot of black furniture, that and the lack of wide angle lens means the rooms look a bit crowded.I'm a qualified accountant but please make sure you get expert advice as any opinion is made in a private capacity.

Well it's nicely presented, totally decluttered and the garden looks manageable with a nice patio.
But the kitchen is very small and no room for a tumble drier or a dishwasher. And bed 3 is mini too. I don't think I would want to have it with more than one child, so perhaps pricing it as a 3 bed is a bit optimistic? Especially if this is an expensive area?0 -

The only houses that have sold for £175,000 or more in your area are much bigger inside and out. Number 79 on your road sold for £160,000 in 2010 and it appears to be the same size as yours. Number 81 sold for £150,000 in 2009 and it also appears to be the same size.
Pricing looks to be your issue. How much did you purchase the house for?0 -

I am no expect on houses but everything sells at a price.

Get a floor plan on the RM ad as they really help buyers especially ones who are looking to make changes. I agree with the comments about it looking dark.

Great house, but too expensive for Doncaster.
What price are you hoping to achieve?
Put it up for £5k more than you want so you can give prospective buyers enough of a discount, but keeping the asking price as low as possible to get interest.0 -
Just way overpriced. It's a reasonable modern estate house, but not premium in presentation. Some issues I can see - laminate flooring upstairs makes a hell of a racket, bathroom wall colour isn't a neutral, black pattern feature wall in main bed.
81 Challenger Drive, also 3 bed detached, went for £170,000 in Apr 2007 but dropped to £150,000 in Aug 2009.
I see no reason why Doncaster prices should have jumped since 2009.
IMHO this one would go at the stamp duty threshold, so put on at offers around £159,000 and accept offer at £150,000. You'll never sell above £170,000 and between £150,000 to £170,000 is a dead zone due to stamp duty.0
