IMHO this one would go at the stamp duty threshold, so put on at offers around £159,000 and accept offer at £150,000. You'll never sell above £170,000 and between £150,000 to £170,000 is a dead zone due to stamp duty.

Can only be price really. The house is fine, nothing wrong with it and nicely decorated etc...
But just a couple of miles away from your house (i think) for 175K this is the sort of property on the market...

I dont know anything about the area so that one might have a good reason for being that price, but within 3 miles of your house (setting 175k as max price) there are quite a few properties I prefer to your one.
However when I set the max price to 160k, I preferred your property to those. Obviously I dont have the local knowledge though so not sure of all the factors, your house might compete with the 175k houses if I did have the knowledge.0 -
Wow some great replies thank you, but last July an identical one about 500 yards away sold for £175,000.
I will contact the agents about adding floor plans, I will also add photos giving it more light.
I cannot do anything about the size of the kitchen, maybe show another photo with the cooker etc on.0 -

Yes the one you listed is bigger but the area isn't as desirable, Sprotbrough has always carried a premium as the schools and nature reserves are the best in town.0 -

Sorry, but I wouldn't call it identical. It looks higher spec, has a conservatory and the gardens (both front and back) are a bit bigger - particularly the front. They also have a massive fridge/freezer in their kitchen which implies it's bigger - hard to tell from your photo how much room you'd have on the rest of that wall.
But compared to the average on your road for similar sized properties, I think it sold a good 15-20k over the odds (guessing someone fell in love with it and/or it had a bidding war) so yours still looks overpriced to me.0 -
Price seems to be a popular theory. I dont know your area, so have checked what Land Reg says.
You bought May 2002 for £79k.
LR showed that by the peak of the market, houses in the Doncaster area had climbed by 136%.
However, since the market peaked in late 2007, average prices in your area have slipped back to stand roughly 80% higher than when you bought.
I assume you factored in the small 3rd bedroom, not very big kitchen etc when you bought just as you factored in the nature reserve. If your house has performed in line with the rest of the area, you are looking at sub £150k.
Personally (and I dont know the area) I would be put off by the proximity to the A1(M). You might not be bothered, and you may say its not very noisy, but I think many potential viewers would see how close it is on a map and click to see the next property. I know I would.0
