    Yes, always worth asking. We advertised our flat for £825, a young couple liked it a lot and offered £800 - we agreed. Win win on both sides as far as I'm concerned, the tenants got a slight discount and we got nice tenants who have now stayed 1year +

    I let 2 properties.

    One of them I showed 25 people round within 3 days, 8 of them wanted to take it at the asking rent - tho' that had been set to be realistic and get plenty of interest. I suppose I could have then asked for higher offers, but thought it better to have my choice of the tenants.

    The other one is in an area with lower demand. (Also a bit unique so hard to value.) On this one I accepted an offer quite a bit below the asking price, to get what I thought would be good, long-term tenants.

    In both cases, it seems to have worked pretty well.

    So, yes, it depends on supply and demand in your area, and also on the LL's approach. If there's a lot of demand, offering less could mean you lose out on a place you want. But also it could work!
    It may also depend on whether you are negotiating through an agent, or direct with the owner.
