    No. If you want a highly successful and profitable builder to give you their thoughts contact Pimlico Plumbers. They don't come cheap but they could save you money.
    You could also for a few quid get sight of the vendor's company accounts.

    Something to think about. The property was insured in its original state at purchase. Changes were then made, necessitating a subsequent increase in the level of insurance. The new level may require giving the insurance company sight of the building regs sign off for such significantly large restructuring of the property.

    Is anyone else suspecting that OP is actually 'houseseller' and not 'housebuyer'? All this fulsome praise for the seller's honesty and character ... Their comments read far too much like they are trying to sound out if they might get away with not having the correct documentation. Oh, and a bit of advertising for their amazing property.

    But hang on, you are implying from your statement that there is something amiss with the builder due to discussing this with someone who knows the area. I think if you are going to say something like that you need to qualify your statement: "

    Personally I wouldn't go near it. Its cheap for the area for a reason.

    Are you buying with a mortgage, if so have you checked if they would even lend on it.

    When a deal appears to good to be true it generally is. There will be other people like you with a similar budget looking at that area. They will have seen this house and that its cheaper than others. Why are they not clambering over themselves to buy it.

    Why did the agent not have it on at a higher price in the first place.

    Seriously just walk away.
