    An update:

    put a higher offer on another property and had the offer accepted :)

    to do the legal business through chancellor's.

    Sellers want it all done and dusted by the end of July

    Are Chancellor's the EAs or am I missing something? Why do you have to do the legals through them? I wouldn't!

    End of July? They'll be lucky! If they're making you believe that by using their own services it'll be done quicker, they're lying. They want the commission.

    Why is too late ? get yourself a convenyancer seperate from the EA , today , you wont have incurred costs yet , and dont let the EA tell you it will jepoardise the sale , it wont

    We have been allocated a solicitor though and they are holding money for the searches (until instructed to do so).

    I am no expert but the searches money wouldnt have been used yet , others know more than me , but i would be choosing my own solicitors firm and retrieving my money from the EA

    stamp duty is 1% so £2,150

    all other fees should have been explained to you before you signed up to your solicitor?!

    Sounds like you are doing the right thing and not appearing too eager.

    Anyone that calls the agent three times in the hour after submitting the offer, and then ups the offer again the same day without reason is too keen and will get screwed by the EA (yes that was me - the overkeen buyer, not the EA...)
