LA won't give us landlords details

Hi,
I'm having real trouble with our letting agent at the moment, and I'm not sure what to do - mainly as they won't answer phones or emails.
Sorry it's a bit of a long one... Here is a timeline of what's happened:
- 6th April: contacted letting agent via email to let them know we were thinking of giving notice, and what dates we had to meet. No respones
- 8, 9 10th April: Called LA, were told we'd be called back. No call back
- 15th April: Followed up with email. No response
- 18th April: By luck the lady who works on lettings was on the phone. She said she'd got our previous emails, but had been away due to bereavement and hadn't responded. We followed up by handing in formal notice, requesting LL contact details and raised a complaint about the process so far. No response.
- 21st April - Followed up email. No response
- 23rd April - Called. Got through were told they would send everything in the post. Nothing arrived... (starting to see a pattern?)
Since then we've been going back and forth with emails and calls, and absolutely nothing is being done. Its been well over 21 days since we requested LL details and they refuse to give them to us... I know this is against the law, so I wanted to know what the next steps would be?

If you put it in actual writing, with a proper letter, they have a legal obligation to reply to you within a specific time limit.
And/or, you can try to get it yourself by paying (£3?) to download a copy of the house deeds from the landregistry website.
You should be able to work out the dates yourself, all you need to know is:
- are you on an AST, or a periodic tenancy?
- what date did you sign the documents and move in (for most people this is the same date, so it's easy to know that's THE date).0 -

-The request was in email form (from what I could see from the ombudsman's website this still counts as "in writing").

If you are on a periodic, then you'd give one month's notice before the start of the next rent date. As the next rent date is the 21st of a month, you need to give notice on/before the 20th.
If you move in on 21st, you move out on the 20th.
e.g. 20th May will get you out of there on 20th June
20th June would get you out on 20th July
You really need to make double sure they've actually received the notice, in writing, though - and don't f4nny about and say they didn't get it until the 21st, else you'll have missed the deadline unless they're reasonable and accept it anyway.0 -
Sorry - I've just re-read your post.
The issue is no longer that we don't know when the dates are, its that there are several issues that we have which we can't get answers for.
- We were never given an inventory. Apparently they have one (although I doubt it was actually conducted), and they keep saying they will post it. They never do...
- They won't respond to formal complaints.
- They won't respond to requests for LL details.
- It took them nearly a month from us handing in our notice to actually telling the landlord that we're moving. The landlord has been good to us, and I want to tell her that the reason she'll likely have an empty house for a few weeks is down to poor practice of our LA.0 -

Don't worry - we've already formally handed in our notice (although it took them 10 days to acknowledge).0 -
The landlord's name (and possibly contact details) is normally on the front of the original AST document.I am a mortgage broker. There should be a space on your tenancy agreement with an address for serving notices to the landlord. The address may be the LA office, if it is, just use that. But if there isn't a name and address for contacting the LL you can withhold the rent until you get it.0

It is the letting agent. We've served notice to that, and paid up all rent for the remainder of the term. Is there anyway I can complain to the Ombudsman, or similar?0 -

You don't need to worry about complaints if you're leaving

That's what I'm hoping. I'm just worried that they'll fabricate one...
Also - don't get me wrong, we've been good tennents, and shouldn't get anything deducted. They have just been so unprofessional I wouldn't put anything past them.0
