    1) Notice should be served at the address provided "for the serving of notices" usually on the tenancy agreement. That is why it is there. Use it. Not text,phone, email.

    2) Notice is served when received (not sent) at the correct address (not some other address)

    3) Notice must have correct date - see link below

    4) Rent date is irrelevant

    5) LL's address must be provided by the agent within 21 days of receipt of a written (letter!) request.

    6) No inventory = LL/agent will have difficulty justifying depsoit deductions

    7) Why complain? If your've served notice correctly, that's all that matters. If you've done it wrong - your fault not theirs!

    Errrr no, but an inventory not signed by tenant likely won't stand up to adjudication...
    Hah well okay if you want to be pedantic I agree it is still an inventory even if one side or the other doesn't sign it, but for the purposes it is intended for it's not actually useful is it? It's just one side's word, written down. :)

    Inventory does not have to be signed by both sides to be allowable.

    If LL wishes to rely on the inventory, then tenant's signaturte required.

    If tenant wishes to rely on inventory, then LL's sig rqd!

    Get ready !!!!!
    Now before you leave take lots of photos of the property and anything they might complain about.
    Clear all the rubbish in the property and outside if you are responsible ( Check the tenancy agreement)
    Redirect the mail for 12 months. Take dated photos with good camera or smartphone of Meters ( Gas/electric and water) on the day you leave.
    Contact utility companies and give final readings PLUS new address or pay over the phone.
    Contact COUNCIL TAX people the day you leave to sort that out and give new address.
    TV licence as above and they can refund any part left over 3 months and you can set up TV licence for next address.
    Have a friend witness the condition of the property when you leave and clean all surfaces /windows etc.
    Take pictures of any damage to property BUT without a signed Inventory with Photo/Video evidence they can not prove you did any damage.
    If they later on state we had to replace carpet you can show picture evidence of condition when you left.
    Good Luck in your new place.
    Return keys to office before they close with WITNESS ( Take photo!!)
    Do not admit you have done any damage what so ever. Property was returned in same condition as you first rented it ( subject to fair wear and tear)
    Check if tenancy agreement states you have to get PROFESSIONAL CLEAN done
