Stolen Keys

We currently rent through an Agency, last weekend we were broken into, along with the usual items (laptop, handbag, mobile etc) a set of keys were stolen. We contacted the agency as soon as possible and they arranged to have all locks changed same day. We've now been sent an invoice for the cost if this, surely it would be covered by the LL insurance?

  • Just forward the invoice to your insurance provider.

The cost probably falls below the landlords excess on policy
  • I meant the tenants insurance.

The invoice came from the LA with a note saying "this was sent to us by mistake". Why should we have to add this cost to our insurance claim?
  • Because that's why you have insurance?

The LL would have no need for contents insurance. It is unlikely his buildings insurance would cover a burglary.

But wouldn't the cost of the new locks been fitted after a break in go on the LL buildings insurance? That's what the invoice was for. Surely that wouldn't count as contents?
Obviously the stolen items are claimed on tenants contents insurance.

How did they get in, as if they stole the keys after they got in, would the buildings insurance still cover this?

Unlikely. Especially if there is contents insurance in place.
  • So if the LL has buildings insurance & the tenant has contents insurance, who actually pays for the locks to be changed, even though they didn't get in through the door?

That's why I thought it would be covered by the landlords insurance as the locks are not classed as contents surely? Unless I'm mistaken....:o
