    but it's not only for your benefit, the LL owns the house so any improvements that are done are for his benefit too, he won't want to keep paying out for a repair every 5 mins & if he did it would work out much dearer than a new boiler with a number of yrs warrentee

    That's true, IF the current boiler IS breaking down enough to annoy the LL.

    I'm talking about upgrades for efficiency, something that only really benefits the person paying the bills. This doesn't apply to me btw, no gas where I live.

    It's a tricky situation, and I know quite a few people who have a hard time just getting their LL to keep things in working order, let alone upgrade something that they see as working perfectly well.
