    We sold our last house to a very nice couple who had been looking on our estate for some time.
    Had 3 estate agents out to value the house and offer to market/sell if for us,
    Third agent seemed very keen and we managed to knock down % of commission they charged.
    Had a viewing the next day and sold property within 24 hours to first viewer. Estate agent had not printed property details ! or put up any adverts in shop or website.
    Not even on rightmove.
    Good days work for agent.
    Very happy with price and the buyers love there new home ( I think)

    Went to estate agents today at 9.30 and as a viewer at 1.30....is this a record? Lol

    Good luck - I hope they offer what you want :) Sorry to hear the house you were after is now SSTC though.......you know what they say though, there'll be a better one out there with your name on it so don't despair!

    IMHO estate agents do seem to use the *stooge* tactic these days - we've been the victim of this when we first tried to sell our last house in 2008/9 (can't remember which year exactly, LOL!) and immediately we instructed the EA they had someone lined up to view next day. It was a very unusual property, so whilst we did expect (and later got) a few nosey types viewing, we weren't expecting viewings to be that quick off the starting blocks.

    The couple made all the right noises and told the EA they were waiting for an inheritance to come through before offering and they'd then be cash buyers, but something about them just didn't feel right. After a couple of months without receiving any serious, proceedable offers we decided not to sell, took the house off the market and waited a further couple of years before trying again at which point we went under offer in two weeks.

    A few years back we were selling a very sweet little Victorian terrace that was our first *project* house - we did the viewings ourselves and that first one too was booked for the day after it was first advertised (before RM etc ;)). The couple (FTBs in their mid 30s) were sooooo enthusiastic they didn't even wait to get back to the EA but made us an asking price offer on the spot at the end of the viewing. We were so excited we could hardly contain ourselves!

    Next time round though we took much longer to sell - six months - so didn't feel quite so clever, even though it was another house we'd rescued from near dereliction :o

    Signed EA contract to put house on market end of Jan 2013 4pm Thursday.

    Full asking price offer by 3pm Friday.

    All completed and fininshed a while back.
    Who made hogs and dogs and frogs?

    It's now on rightmove, I couldn't find it cos I was using the app but its on the website. There is no floor plan but we asked for one and I know they did it

    My mum lives in Devon and can only get a 1 bed flat for same money there.

    Lets hope someone likes it enough to buy it soon. We will prob end up with less than half that garden when we have moved :(

    Not knowing this area I had to come and have a check in person that it would be right for me and thought "Might as well view what there is to check out local standards and any specific ones I am interested in".

    Decisions now made and shouldnt be much longer now before my existing house sells (because of my area norm for selling time). I wouldnt have wanted to do that if I came from a slow selling area or was moving to a quick selling area - but, as I am moving from a pretty fast sale area to a very slow area, then it seemed okay to do it this way.

    If worst comes to the worst and anywhere I want in the new area has gone because my buyer keeps me waiting so long before they turn up and put in an acceptable offer, then I know the exact streets that would suit me now and can nip back quick for a viewing of A.N. other house not currently on market if I have to - and then my buyer would have to wait for me instead...(not that unreasonable - with the fact that many of our local buyers have been wandering round the market viewing our houses for months and if my buyer turns up a few months down the line there is a very good chance that they will have already seen mine at this point in time and could have got on with offering when it first turned up on the market). Yep...I know...there IS always the possibility that they might, on the other hand, be someone who does exactly the same as my own generation did and leaps to buy a house within a week of finally being able to afford to at last (never mind months of looking and lots of frustrated vendors having seen them later.....).
