Went to estate agents today at 9.30 and as a viewer at 1.30....is this a record? Lol

..and maybe an unwitting stooge too. I found myself getting used as a stooge by an EA recently, when I asked about one property and had some others also suggested.
One had been on the market for AGES and AGES with another agent and had just come on with them (and I could see why the "ages and ages" and one was rather overpriced and was just about to go on market).0 -

Well, my best ever was:
A few years back I organised 4 agents to do valuation & give their marketing spiel. It was a very, very cute country cottage, ought to have had Miss Marple sitting in the window seat. Did first 2 agents, yada yada yada... No 3 agent came at 6pm, was as slimy an agent as I have ever seen (used my first name twice in most sentences, referred to himself as "me, myself" in each other sentence...), but valued it high and, while literally (I mean literally too) wringing his hands, said he had two buyers who'd just love the house, and would I say yes to a 12 week contract. So, I said, if you are that keen, how about a two week contract? He said five, and you've got a deal. So, shook hands. He left.
9pm he phoned, apologised for late call, how about a viewing at 9am, we'd have to do it, as he couldn't call the office & arrange it at that late hour. OK... He called again, first thing in the morning, 8:45 am to confirm the couple were coming, and to ask if we'd do a second viewing at 11.... OK to that too!
Did first viewing. 10:45 agent called to confirm details of the 11am viewers, and to say 1st had called in at the office and offered the asking price. :eek:
Did second viewing, he called at 1... second had also offered the asking price :eek: :eek: House through to completion in 26 days.
All that was in a quiet housing market.
Mind you, for those selling that want to strangle me, the next house I did up hung around for 18 months with three offers all stalling around exchange.... Karma, I'd say!
Edit: I should have added, I called the fourth agent that morning & apologised, he was pleased for me, and came round at 11 anyway, in case I went with him in 5 weeks.... saw the second couple, and said they were the ones on his books he'd thought would be most interested, but he was honest enough to add he'd have valued the property considerably lower....0 -
I think alot of 'good' EA's have a list of buyers who want xxx property as we was always asked what we was looking for and said they would ring us if something came up, we did actally view the property we brought before it was even up on the market but our offer was rejected first time around so it went up.
I would be impressed if someone had been around that fast (if it was a real viewing) as it shows thier just not putting it up on rightmove/primelocation but actally chasing buyers to view.People don't know what they want until you show them.0 -

we have stopped viewing anything just to avoid falling for something we cant have....againNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -

I viewed a few on their first day on market and I definitely wasn't a stooge!! I was just in contact with the EAs. I put an offer in on one but they were hoping for more so rejected it and my increased offer. Sadly for them they didn't get a better offer.0
