told the agent on a Thursday we was going with them, 9 am next morning had a phone call offering 99% of asking price and paying in cash. We hadn't even signed the contract.0

For me, two viewings the day before it went on Rightmove and six the day it actually went on the the site then twenty something in the following week. Four offers and through to completion without a hitch.
Thing is, I didn't even like the house much. We had three agent valuations and went with the one that was highest by some way. Personally, I wouldn't have paid what we sold it for!
Think it was the area that sold it.

Some years ago. Listed our property early on Saturday morning. Particulars weren't drawn up. Online property ad's didnt exist.
By 1pm. 3 people had viewed it. By 3.15. We sold for full asking price.
Although the property was only a 3 bed semi (attached to a 2 bed). The fact it was built to a high quality on a small estate of 25 houses by a very reputable local developer. Made it very desirable.
In fact our next house was an older one built by the same Company. This too sold within 2 days of going on the market some years later.0 -

Decisions now made and shouldnt be much longer now before my existing house sells (because of my area norm for selling time). I wouldnt have wanted to do that if I came from a slow selling area or was moving to a quick selling area - but, as I am moving from a pretty fast sale area to a very slow area, then it seemed okay to do it this way.
If worst comes to the worst and anywhere I want in the new area has gone because my buyer keeps me waiting so long before they turn up and put in an acceptable offer, then I know the exact streets that would suit me now and can nip back quick for a viewing of A.N. other house not currently on market if I have to - and then my buyer would have to wait for me instead...(not that unreasonable - with the fact that many of our local buyers have been wandering round the market viewing our houses for months and if my buyer turns up a few months down the line there is a very good chance that they will have already seen mine at this point in time and could have got on with offering when it first turned up on the market). Yep...I know...there IS always the possibility that they might, on the other hand, be someone who does exactly the same as my own generation did and leaps to buy a house within a week of finally being able to afford to at last (never mind months of looking and lots of frustrated vendors having seen them later.....).
You are never going to sell your house, because no one will want to deal with someone who harbours that ^^^^ kind of mindset.0
