    register with aspc and then you will be able to view the property valuation, etc. I have had a couple of friends both buy in the last couple of months (newer build flats in ferryhill area) and both went for approximately valuation.

    I personally would be looking at where I was going to be working pretty carefully as well to help decide where to buy. Traffic can already be pretty bad getting to certain areas and the new office developments in Kingswells and by the airport are almost certainly going to make commutes a complete nightmare especially given public transport is not exactly great...

    the portable urinals are probably a fair bit better than other alternatives but they do seem to be putting them out a fair bit earlier than in previous years
  • Be very careful to live on the right side of any river you may need to cross to get to work as it will massively increase your commute time and your frustration. Links over both the river Dee and Don are dire. Expect massive delays if any bridge is out of action or prepare to travel at stupid o'clock. Husband works in Altens and leaves home at 6.30am to avoid the worst but this does not help on the commute home. Property moves quickly and the market is still buoyant due to the oil industry. Prices still going far higher than the o/o price tag.

    As people have said the transport links within Aberdeen are at best dire. Suggest you find out where you will be working or spending your time and buy there. The public transport system is awful and amongst the most expensive in Britain.

    You need to hire a Scottish solicitor to act for you as the buyer, ideally one local to Aberdeen, and certainly not the one who's selling the house you're buying.

    Every house for sale must have a Home Report, and the expectation is that this will be used as your survey on the house, and as the valuation for your lender.

    When your solicitor makes your offer, it will include an entry date. If this offer is accepted, this will be your completion date. It's expected that you stick to this, but there's sometimes room for flexibility.

    Hi mate,

    Things on the whole move for valuation or a small percentage more. Highly desirable properties may go for more (as noted up to 20% is not uncommon) and if there are a few parties interested they might go to a sealed bid closing date.

    As a side note, I would also advise living near work due to poor public transport!

    An exaggeration yes, but Aberdeen is the only place I have seen portable !!!!oirs put out at weekends (outside Frankenstein's), it's a wee bit wild now compared to when I used to visit in the 70s (I used to go to templar's park with the scouts both as a scout and a young leader).

    the word blocked out is the french and english version of the dutch urinoir.

    It's no worse or better than anywhere else.

    Yes they have portable toilets which they put out but that mean that it makes it cleaner surely.

    To the OP I have to agree that getting from one side to the other is not something you want to do regularly. :eek:

    Mannofield is nice. Paid 1% over valuation this time last year which was similar for properties in the area. As bad as commuting is i would rather live in a nice area and commute across town than live near work in a bad area. Unfortunately my work doesnt have nice areas close by.

    I will be working in Altens and from what I have gathered don't really want to be that side of the river in Torry.

    Good to hear a lot of properties go around guide price, that has allowed me to relax a little bit!

    WGPA- thanks for that, I will get in touch when I get up there.

    I should be moving next week and excited to let the house hunt begin!

    Indeed, Torry is not a good idea, although further south of Altens parts of Portlethen and Cove Bay can be OK, if a bit far out of town.

    In terms of the city centre, Ferryhill is probably the best compromise for access to Altens and has some properly nice bits yet still (moderately) affordable.

    Also worth looking at the side streets between Riverside drive and Holburn street for similarly easy access.

    In both cases though, you'll need to time the morning commute carefully as those bridges are a nightmare.

    You'll get an awful lot more for your money in nice parts of town a couple of miles further away from Union street though.

    350K will buy you a flat in the West end, or a lovely detached house 10 minutes drive across town.

    Torry is not the terrible place you both seem to think. :mad::mad: Yes it has problems but so does everywhere these days. One of it's biggest problems is people's attitudes which have sadly been clearly shown here.

    That said if that's how you feel then we're no doubt better off without you.
