Relocating to Aberdeen

Hi all,

After some help from any Scots or people living in Scotland at the moment. I am looking at relocating to Aberdeen and would like to start my research into the housing market now, so I am prepared for when I finally get there and hope to perhaps buy by the end of the year.

Can anyone recommend some decent areas, I would like to be near the city and so far like the West End and Ferryhill (probably a bit typical). Also can anyone give me a guide as to how the market is up there. From looking at aspc.co.uk it looks like the market has been a bit flat for a few years. Is there anymore websites you can recommend for Aberdeen property?

My budget would be up to 350K, so that brings about another question, everything I look at says "offers over", is this realistic? Are properties in the nice areas of Aberdeen going at offers over and by what percent? Should I be looking at properties advertised at the 270K mark?

Lots of questions but appreciate any help you can provide.

    Most areas of britain offers over is with a pinch of salt, Aberdeen however is not like most areas and has not been affected by the recession (due to booming oil industry).
    Up here offers over are serious and it is rare for a property not to exceed its offers over price (not uncommon for 20% over).

    Market up here is good for sellers, not so good for buyers.

    ASPC will have most of the properties up here but there are a few other estate agents that do not use that sight. (they tend to be the more expensive properties though).

    Also (assuming you are in England now) the buying process is a bit different. You submit you offers through a solicitor and gazummping is almost unheard of. It is quite common for things to go to sealed bids as well.

    Ferryhill and the west end are probably the most expensive parts of Aberdeen - not as bad as London but not that far away either.

    As pp said, most houses in Aberdeen go for valuation, good areas go for over .. The market isn't flat in Aberdeen, good houses and flats go to under offer very quickly, some as soon as a few days,, There are lots of nice areas around the city, even outwith the city is only a short drive away, I live 4 miles out the city centre and only takes me 15 mins in the morning to drive in, the areas you mentioned, also Rosemount, kings gate, counteswells, Airyhall are all nice areas to live,

    Far from it.

    Prices in decent parts are now around 20% higher than they were at the start of 2007.

    Good houses move quickly, and at a fair whack above the O/O price.

    Registers of Scotland (Scottish Land Registry) has the most complete data.

    The centre of Aberdeen is basically an open air brothel and best avoided.

    Outer regions are not too bad though.

    The centre isn't like that at all! Although I wouldn't recommend as it's the centre and there's the usual pubs and clubs and associated noise.

    It's the same as most places-some nice and other not so nice areas. If you can, I'd consider Balmedie or Kingswells which are just outside Aberdeen and are nice without a massive commute. That said, I've lived by the harbour, the west end and currently rent a flat in the kittybrewster area and the only place I've had a problem is the west end...

    An exaggeration yes, but Aberdeen is the only place I have seen portable !!!!oirs put out at weekends (outside Frankenstein's), it's a wee bit wild now compared to when I used to visit in the 70s (I used to go to templar's park with the scouts both as a scout and a young leader).
