Figuring out my boundary and neighbour's outhouse!

    Apologies for slow response but by the look of things you have moved on with regards available information from Land Registry anyway. princeofpounds seems to have covered most of the points as well.

    As you now appreciate the two title plans would normally 'fit' although there are times, say for example when one property was registered much later than the other and therefore using a different Ordnance Survey base plan, when they may not.

    However the plans show the general boundaries only and as others have mentioned it is the physical features on the ground that tend to make it quite clear where the boundaries are.

    The only remaining aspect which Land Registry may be able to assist with is clarifying whether the 'outhouse' is in fact registered - you appear to have decided that the two properties do not include it but is it registered in it's own right?

    You mention ground rents as well so are the two properties leasehold and the freehold title includes the outhouse? And if so does each property have rights of access to and use of it?

    If the answer is Yes to all of the above then the issues around adverse possession may not come into play as each property have effectively been given consent to use the outhouse - we have online Practice Guides to cover Adverse Possession which may assist here.
