Figuring out my boundary and neighbour's outhouse!

    Half of the part that's in my garden looks to be the old origonal brickwork as it's all crumbling away and looks old.
    The other half is covered up by some sort of rendering that has then been painted over. It doesn't look old. There's a large hole in one side (looks purposeful like an air hole) and when I look through that I can clearly see the building is divided into 2 by a brick wall in the middle

    That's exactly what I was thinking after I'd put up my trellis that if he finds out he will probably threaten me with court to put it back how it was even though I have made it look nicer

    From what you say it seems he has claimed "your 1/2" of the semi privvy block.

    The 12 year rule would seem to apply here, if it is blocked across as it would have been originally, and there is no entrance to your part, then surely he hasn't had use of it??

    If he says he has had adverse posession for 12 years how would he have to prove that? Or can he just say it. It's definately been blocked off from my garden for the 3 years the previous owner was here and the almost 3 years that we have been here.
    How do I go about challenging him about this in the proper way? i.e. a letter?

    I've just obtained the title plan for his house from Land Registry and it definately doesn't show that he owns a part of my garden. It shows that he has a very straight boundary from his house wall, not one that just out into my garden

    Looking closely at both of our title plans the building is there but it is in neither of our boudaries. It is completely seperate. So now I just need to challenge his adverse possession but I don't know how. Any advice??

    Just taken pics of the rendered wall from the inside by shoving my phone through the airhole and there's definately a bricked up doorway that would have led into my garden.
    However, despite a wall in the outhouse to seperate it into 2 and the bricked up doorway he has had access as he's put his own doorway in on his side so that he has 2 doors, 1 into either side.

    Have you tried contacting previous owners of your house? They may have sold him the outhouse.

    I had a potential boundary dispute (settled amicably) a few years ago and I managed to contact the two previous owners of my house going back to the 1970s.

    They can't have sold it to him as it wasn't theirs to sell. It's not within either of our boundaries so neither house owns it. I assume it still belongs to the person that originally owned the land and the houses. There is a company that still collects the ground rent each year so I'm thinking that they may have some information

    Do all you've said. I haven't enough knowledge of adverse possession but someone else will be along to help you out.

    To clarify, does the boundary shown on the deeds cut the bog block in half?

    And is there a doorway in what would have been the separation wall, ie the boundary line?

    I know what D&G is getting at, and they could have sold it if both parties at the time had agreed on who owned what, but something should have gone down against the deeds in that case so I think it's unlikely.

    no, both of our boudaries go completely around the outhouse. It's a completely stand alone building in neither of our boundaries. The neighbour's doorway is on the length of the outhouse that it in his garden. My doorway (when there was one) was in the other half of the outhouse but on the shorter side of the building. It's hard to explain but the doorway would have been 100% in my garden as the vast majority of the building juts into my garden. Eg. say for instance the width of the building was 100cm then 95cm of it would be in my garden with the remaining 5cm being in neighbours garden
