Ideas for a new Kitchen for 5, in Buy to Let

    If you want to do it right first time then a total rewire of the property with mains wired interlinked smoke alarms!! if its 3 stories then control panel as well ( Plus fire extinguishers on each floor+ Fire blanket in kitchen)
    You need at least 3 double socket in every bedroom and lock on each door with turn lock on inside and key on outside!!
    Fire escape windows ( size does matter!!) and modern double glazing for security, fire safety and GREEN energy savings.
    If you have five tenants you NEED 2 Bathrooms ( one should have electric shower in case the gas central heating goes off)
    Alarm system with shock sensors on ground floor windows and doors with laminated glass for security ( consider window restrictors 100MM)
    Do you need HMO licence ? Who are your target market ?

    You need two forms of cooking but check if one can be a Microwave and one a normal ELECTRIC OVEN ( not gas !!!) Electric HOB as well

    we are 3 tenants and we have problem with a fridge ( too small even with 3 shelves and 2 veg compartments) and 2 freezers ( not enough, because my housemate buys a lot of frozen food and is filling both )

    Hi dimbo61,

    Do you have a preference between elec, halogen or induction hob for BTL. I am trying to be energy efficient but also not pay through the nose for appliances.

    Normal cheap electric hob? Do you want to pay £300/400 if an induction hob gets broken and who is going to supply the fancy pans you need for an induction hob?
    Get cavity wall insulation/extra loft insulation if possible and energy saving light bulbs as every little helps to keep the bills down

    Kissmekate, re my Post No 10 - have you actually checked whether this property will be classed as an HMO by the council? You seem to have glossed over it without any specific comment or reply.

    You must do this first, as they have strict rules on what is and isn't required - fire protection, alarms, number of bathrooms per person etc. Kitchen fittings could be the least of your worries - depending on the particular Council and/or layout of your property, you might even need a licence.

    Don't worry about the nice things to have in the kitchen for a monent - see what the legislation say you MUST comply with first! Nice kitchen might be irrelevant if council fine you for overlooking something legally required to make your property compliant!

    Thanks for the info. Yes, we had already done what you suggested a while ago. Completely agree with you on the need to be legal etc. I was wanting to get down to the nitty gritty on kitchen design and give tenants what they wanted, not what they often have to tolerate. But, thanks for the pointers, always good to be reminded.

    but are those five renters, five separate one person "famalies" or one five person family?

    (and you need to answer from the pov of the tenants, not from what suits you)
