    cant move into flat unfortunately its too small for my family. have found another local site to advertise it on so fingers crossed!!!

    have re applied for ESA but as i have had a year of it i am not due anymore money. well if they hadnt taken 14months to process it i might have had another application in before it all run out :mad:

    They do use the disregard rule for all means-tested benefits so you are ok for JSA.

    The main reason I mentioned pension credit however was because when they do take into account the value/equity in the property the PC capital thresholds are higher in pension credit (ignore first £10k then £1 reduction for every £500) whereas in JSA thi sstarts at £6k and any capital over £16k means no benefit.

    thanks benefit baby, as i said cant apply for PC til next year but if they do the disregard we can probably apply for JSA now. even if they deduct some its still better than nothing

    If you're feeling really down, speak to someone that can help.

    Have you had a look at what the Local Housing Allowance is for your property? There is no point in trying to let it out if people will not be able to get maximum benefits to cover the rent.
