    That is a very harsh comment, talk about kicking someone when they are down.

    I have a fair bit of equity locked ip in my house, yet I have not chance of selling it as the ones in my price bracket are no moving at ll.

    Besides, their home may be the only money they have to give them some semblance of a decent retirement pot.

    thanks for the constructive suggestions. we ae considering increasing the mortgage but are of course worried how we would pay it if the place is empty

    we have offered the flat with various agents, online etc etc, how else do u widen the area? as for the rent i have said to the agents if anyone is interested at any amount let me know

    i do appreciate the support and to be able to let off steam a little. i will fill in the forms again

  • Maybe place adverts for the flat in local shops/pubs/post office? I know you say you are rural but perhaps try placing adverts in the nearest town - the supermarkets usually have boards to display adverts.

    What about the possiblity of short holiday/ weekend breaks lets? If your area is rural with perhaps some interesting walks etc within range might be attractive to people wanting a get away weekend break or short holiday.

    Could your GP organise some sort of care package for you, which would allow your husband to look for some work hours?

    skint good idea but the flat isnt in that pretty an area unfortunately. hubby is going to try and look for some work but at 62 its not going to be easy. will talk to gp

    thanks everyone, have re-applied for ESA and awaiting DLA forms. we are considering applying to the upper tribual once we have the statement of reasons

    If your husband was born before 05.04.1951 then potentially and depending of the level of equity in the property he may be able to claim Pension Credit. There are 2 sorts of pension credit: guarantee (means tested) and savings (based on savings for retirement).

    If you are taking 'reasonable steps' to dispose of any property its value is ignored for 26 weeks and this disregard can be extended beyond 26 weeks, even for years if it is reasonable to do so.

    If your hubby was born after 05.04.1951 then you should check when he will reach pension credit age, here:

    If you are older than hubby then you could claim the pension credit.

    OP as you have a second home there is a solution that will give you money and not have to go through filling in the forms again only to be turned down. I looked at your problem and guess its due to your having more than £16,000 in equity?

    benefit baby thanks for that he is after that date, we can apply for PC from next march. do they use that disregard rule for JSA etc as well? i wil look into that myself too thanks

    Hi shykins.
    Really sorry to read about your situation:(

    I'm just wondering if you could move into your studio flat and rent out your other property?
    Has the property you're living in got more rental potential than the studio flat?
    At least you could get some sort of income off a rental property, although i understand that if you have a buy to let mortgage this may not be possible.
