    If I understand you correctly, the timeline of events is:
    1. Viewed property. Made offer £4,950 below asking. Rejected
    2. Viewed same property again with surveyor, identified £21,000 of remedial work needing doing, told agent you were no longer interested as a result
    3. Noticed that price has dropped to £50 below what you previously offered (so £5,000 below original asking?)
    4. Offered £1,000 below new asking price (so £6,000 below original asking price?). Ignored
    Is it possible that you telling them there is £21k of work to be done and that you're not interested and then going back and offering £6k below original has lead them to believe that you are just messing them about? That if they continued to deal with you they might be getting another viewing with talk of £21k of work that needs doing?

    I mean it's either £21k of work or £6k of work, which is it? £15k is a big discrepancy and probably not something you could hope to save by doing the work yourself etc. Would they not feel that you may have misrepresented the surveyor's findings if you are prepared to make that offer?

    If I am mistaken, perhaps they made the same mistake as me, and you setting them straight about this could help reassure that you are a genuine buyer?

    Almost correct yes, but i said i was not interested unless there was a good discount due to the work that needed doing, I also took the time in contacting local tradesman and getting quotes for everything, plumbing, plastering, electrics, gas, damp proofing. I then wrote out all the faults and put the price next to each one, so i don't think i can be seen as messing them around or misrepresenting my surveyors findings? I did a lot of work to show them what exactly needed doing. I did not even include damp survey, gas and electric reports in the price (i told them this too) lol.

    I only offered my amount because my mrs loves the house, NOT because it dosn't actually really need all the work doing to it.

    I have also now found out (from taking a further look at my surveyors photos) that the owner concreted a new drive too high so its in line with the air bricks, all the rain goes under the house now, which is probably why the house has major rising damp issues now. Its an old drive too so looks like rain has been going in under the house for a hell of a long time, it has gone under the house, up the walls and also soaked up the old concrete hearth place soaking all the flooring and walls in the bottom floors of the house lol, the drive needs ripping out and a new one putting in lower down. So thats another 2.5 - 5k, Thats a quote i've had from sending pictures to various driveway companies. Obviously they'll give a more precise quote once they come to meaure it.

    So the actual amount of work is now £23.5k - £26k.

    edit: I am a geniune buyer, they should know this, to prove this i sent them a decision in principle from my bank, proof of deposit and also my solicitors info. I can't get much more genuine then that.

    As above, how on earth are you going to deal with a purchase - I've been emailing/speaking with either solicitors, estate agents, removal company, mortgage provider or god knows who else daily for at least the last four months! And that's before I've had a chance to contact utilities, etc which I'll do when I'm off, a few days before the move.
