Estate agent problems...

Does anyone else find that EA are a real pain in the a**?

There is a property that i want to buy, I was told by the EA that it is a company owned property so before they will even look at my offer they need a DIP, proof of my deposit and my solicitors info. So i'm presuming that it is a repossessed house.

i got all this info for them and then made my offer, It was a good offer, it was only £4950 under the asking price.

The offer was turned down. So i waited a few weeks and booked another viewing for the property, i took a structural surveyor friend with me and he went over everything, there was LOTS of probs within the house, although structurally it was fine. I noted all the probs with the property:

massive rising damp issues on all ground floor rooms, DPC needs redoing as it has stopped working, it must have been done over 25 years ago,

floor joists are rotting at one end of the room,

Driveway needs lowering as the muppet who owned it concreted it over to the same level as the air bricks so all the rain water goes into them and under the house.

Electrics in the entire property need rewiring, no earth wires,

Plumbing need redoing,

No boiler, this needs buying and all gas system rigging up again,

windows were not put in properly and the walls were cracking due to lack of support,

Whole house needs repainting and decorating, new carpets in every room,

then e-mailed the EA again and said there was atleast £21000 repair costs involved as it needs a lot of work to bring it upto living standards. I told them i was not interested anymore.

Now this week i have seen the house has been dropped to £50 BELOW my previous offer! !!!!!!.. I could have had it by now if they hadn't messed around. So.. i e-mailed them again with a quick message saying i would offer £1000 under the new asking price. This is a damn good offer as there is all the work that needs doing. (£21,000 atleast to fix it up).

Now they are refusing to even reply to me haha. Looks like they shot themselves in the foot :rotfl:

How do i make sure that they do not make me bid against myself? If they say my offer has been outbid by someone else how do i know this is true?

    As a separate issue, given that list of works there would have to be doubts over mortgageability.

    yes i agree, but i have enough money to cover the main probs .ie the buying of the gas boiler and having it installed, then the electrics redoing.

    Is there any electricians on here? Do houses generally have a earth wire? Or not? Is it a legal requirement to have one ? Or can i wait and save the cash to put on some of the other probs with the house, Then re do the wiring at a later date? I'll just have to make sure all the lights are plastic lol.

    They shouldn't ignore your email. They could of at least said the buyer is willing to accept the prevouis offer and hell may have even sold the house!

    Tbh they are probally seeing you as a nusence buyer though now lol although you havn't done anything wrong.

    Are you sure you want to take on all the work involved? Sounds like alot and you might end up regretting it after.
    People don't know what they want until you show them.

    I don't see how i can be seen as a nuisance buyer really, my first offer was before i knew all the work that was involved and it was a good offer, the 2nd offer was after i knew about the work that needed doing, seeing as there is £21,000+ work to be done i don't think taking £950 off the asking price is much (It's not actually £1,000 it is only £950).


    Yeah i'm willing to take on the work, it'll be my first house and i've not learnt much DIY so now's the time!

    Has it been priced to take into account the work needed to be done? How does the price compare to similar properties sold recently in the same area?

    No they haven't included the work into the price, which is why i have asked for a discount on the asking price. I sent them a letter with all the work that needed doing along with a price table to break down all the costs of all the work that needed doing so they could see for themselves.

    The EA wasn't even aware or bothered the house is full of rising damp and the floor joists are rotten. They just go on the price of nearby houses that sell lol.

    I like your attitude :D but it does seem like the propety is over priced to begin with and it would be a waste of money (other then the fact you get to live in it once its finshed)

    It would seem better to buy a decent house which you could DIY decortate instead of paying expensive pple to come in and do things you can't. :eek:

    Sadly this is the only house i can afford, I've been waiting for a good house that needs work for many years now, just so i can get on the property ladder, all the other properties are way too expensive around here. I think the EA has given some discount due to the condition but nowhere near enough discount considering the work that needs doing.

    I don't mind the amount of work or cash i need to spend on it as my plan is to do it up good and sell for much more when i retire in just over 30 years time, then i can use that money to help my son (10 months old right now) to get on the property ladder and also use it to retire on in my wifes country overseas.

    I'm just paying dead money right now (rent) so i want to pay for my retirement instead haha
