    You said they were ignoring you, would it be worth a telephone call to ask if they have put your offer through to the seller? *all innocent ofc*

    Would you up your offer back to asking price now you know whats involved?

    Could you find out the seller directly somehow and contact them if they wont even consider your offer?

    It seems you have really thought about this...I tend to just put my heart in before my head sorry if I seem abit judgemental/pushie thier :D

    Well they have not discounted it much, The house next door sold for more then the EA is asking but it was in mint condition. They have only knocked off a small %

    their office is closed when i finish work, thats the problem, i'm not allowed to use my phone at work either (high noise area and dangerous) and i only get 2 x 15min breaks a shift so i can't even walk off site to call them as i wouldn't get back in time for work lol

    Not sure i want to give the full asking price but if the worse comes then i may have to, but i'll fight it as much as i can, i don't earn a lot so the repairs are going to take many years for me to fix, so i need to get the house as cheap as possible really.

    I don't know how to contact the seller as it a business not an actual person (That's what the EA told me), i think its a repo house in all fairness.

    I'm the same i always jump in head first without really thinking, this is the first time in my life that i have thought about it haha

    Tbh they are probally seeing you as a nusence buyer though now lol although you havn't done anything wrong.

    Floor faling though and unsupported cracked walls doesn't sound like "structurally it was fine".

    Sorry i described it wrong, The double glazed windows that were put in were not supported enough so now the plaster on the walls are cracking. Lintel failure cracks, needs a metal lath placing above the window and attaching securely to provide support then wall needs replastering.

    Here's what my friend wrote (the problem and how to fix):

    "Lintel failure cracks front bedroom mesh repair, remove plaster acrosswindow head expose lintel & expanded metal lathe and skim. Cause historic,lack of adequate support when windows replaced in the past. Similarly the baywindow. Slight sagging over window head noted"


    the floor has to be inspected properly by a damp specialist and then fixed accordingly.

    What are you going to do when the solicitor needs to speak to you as the transaction progresses?
    -spend £3 on land registry site to find out who owns property and contact them directly
    -get a friend to call up the EA pretending to be interested and find out how they are treated/if they accept an offer etc

    The boss won't budge on that, if im not there my part of the factory shut down, too much loss in money for them, even for a short time.

    Regarding the solicitor... i always contact her via e-mail, I can contact her easily all the time as long as i have strong enough signal at work to get online with my phone to read and send e-mails.

    I think the best option is to use the land registery site, i didnt know i could do that. Thanks

    edit: i now have the title register from the property but i have no idea how to find the owners, I thought it was a repossession but there is nothing on there to say that. Also on the property ad it says that there is a 95% mortgage available on it via a certain bank, so i thought maybe the bank had forclosed on them and had repossessed the house, But the couples name is still on the register, Not the banks name.
