Of course , we fully understand the vendors position and we would (and in fact are) do the same thing with our no proceedable propsed buyer) , it feels like a race against time , but with this new asking price , i think it will fall back into the minds of those who may have dsimissed it as too steep at £189995 and were scared off by the EA at the time

That's what I am telling myself today having had my third and 'final and best' offer refused. DH disappointed though. Property very dated and urgently needs a new flat roof. Frustratingly vendors haven't come back with a counter offer, so I don't know how far apart we are. Given the condition of the property I don't think they will be swamped with offers, but there is no point in deciding a 'walk away' point if you don't keep to it.
Still .... there will be other properties
:D It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
