Agree with Ognum. We added a large conservatory and I could kick myself. A proper extension is much more useful. Even a kind of orangery, having more walls would keep the heat in better as the amount of glass in a conservatory just loses heat rapidly.0

Regarding conservatories, we've had a couple in the past and haven't had too many issues. At our last house we had one (17' x 11') that had been added by a previous owner - it was of timber construction with three walls of windows, a glass roof and a ceramic tiled floor. We added calico blinds (made them myself
) to the ceiling to keep it cooler in Summer and had a cast iron electric heater for Winter. It had a door leading directly off the kitchen and we used it as a breakfast room in all weather. When it was really hot we opened the external doors that were on either side and let the air flow through. It was rarely too hot or too cold to be used.
In the house before that we rebuilt the original Victorian conservatory that had been torn down by the previous owner. It was hardwood with glass roof and terracotta tiled floor. This one (our TV room) was very cosy in Winter as it only had one wall of windows, being flanked by our kitchen wall on one side and a double-height garden wall on the other. Again the ceiling had fabric blinds and we never found it too hot in Summer despite being South-facing and on the South coast.
That said, when extending our latest house we chose to add an extension rather than a conservatory as that better suited our requirements - although I certainly wouldn't be put off buying a house that had one and would consider adding one in the future. It would have to have a glass roof though, not a polycarbonate one - the noise when it rains is awful - but you do have the issue of stones (or giant hailstones - I kid you not, we had them like golf balls once, LOL!) breaking the glass.
In the OP's position I would definitely think about adding underfloor heating and a *proper* roof, rather than tearing down a useful additional space

- it's just that many posters on MSE (not ths specific thread) don't appear to value conservatories as a rule and seem to think they're a bit of a waste of space, when they can in fact be very useful additions to a house if treated/dealt with correctly, ie, by adding underfloor heating etc........ Mortgage-free for fourteen years!

Well ,the EA came back me , basically said the offer of in the region of £160k was basically insulting to him and the vendor (should he pass it on , which he wont)
He gave me a lts of reasons why it was a poor offer etc..
I went back and said its only worth what we want to pay for it , but reiterated my offer was 165k with room to talk
I dont really want to get into this game playing so i said tell me what they will accept or in the region of , and if its in our range , we`ll talk
He came back , says vendor is expecting a figure of 18?k....and he fears we are miles apart
So it looks like either he has been told not to pass offers on that are under a certain level or he is choosing to refuse them based on his own authority
I want to say why should i pay more for the property than current vendors did yet they have done nothing to it in that time , why should i fund what they want , but accept the same product they did but at a greater cost..
our final offer , is 175k or maybe 176k to account for their selling costs but i might have to hold that back a few daysNever, under any circumstances, take a sleeping pill and a laxative on the same night.0
