Well , made an offer today on a property we have seen three times
Been for sale since early Jan @ £189.995 , they bought it in Oct 2011 and paid 175k , selling point is the garden ,which as i posted before , is on the west coast main line , puts most off , but not us , problem is , the `conservatory` that is in the garden , is only any use for the very hottest days , its freezing , single glazed and neither use nor ornament , so will have to be done as thats the carrot of the house , to make it family friendly with the extra play room
Nothing been done to the house at all (can still see previous sale and photos from 2011 sale)
Have gone in mid 160`s , so will wait and see!

IMO most conservatories are neither use nor ornament, they are always too hot or too cold. I have had in a previous house a really beautiful large conservatory, heated etc and it was still too cold in winter etc etc.
If you get the house I would suggest you try to make it have a solid roof of some kind even if you keep the glass base.

ahh ok , so then , its a rectangle shape and its 15'0 x 8'1 (4.57m x 2.46m )

But it already exists, sorry can tell you the legalities but if it's a rectangle it depends on how it meets your house but it could be a single or double pitch.0
