    She's doing what you so despise... playing the game.     Another update...

    I contacted her yesterday to say the 6 weeks we agreed on has arrived, what is her plan of action, she says that her house was `valued `at 400k! And that 360k was `priced` to sell

    Says she will chase feedback from her agent regards a couple that want it apparently but aren’t proceedable other than that there is `nothing she can do`

    How disappointing, i wrote this back, if it’s off interest....

    I don't really want to get into a situation where we start to disagree, but I find it hard to believe you would ever have sold at 400k never mind 360k....that's like saying ours is worth the same as the premium houses in our cul de sac (including your dads!)

    Have you looked at Zoopla to get a rough idea of values etc in our and your area? I know it’s not gospel but it gives an indication of trends etc...

    I can see it was up for 250k in 2009 and didn't sell?

    I feel we were led slightly up the garden path to be honest, you told us to get out there and view, which means now if course as luck would have it we have fallen for somewhere but obviously we can't proceed....that's obviously not your fault but I think if we had been more frank at the start we could have marketed from start of march alongside your offer

    From our point of view we feel we have wasted nearly 4 weeks of possible interest based what you want for your house rather than what it might actually be worth

    We have had countless viewings but the people who want it as it stands are marketing their property with the same agent as us but as it stands haven't sold so we have arranged an open day for viewings and are considering going into rented to close the chain our end (further down the line)

    Obviously we have to make a decision the same as you ref asking price wise in the future if you can't sell but we feel 320 area is correct bearing in mind modernisation needed but obviously it’s a buyer’s market and its only worth (as yours) what someone will pay for it

    Well , our deals off! , she replied to the above saying she was offended and i was rude and her interest is `withdrawn`..

    She also said my info was wrong and that SHE bought her house for 250k and it was UP for 360k (this isnt what the sold priced tab on zoopla says!? how can i see that for sure?) she said she got it for 250 k as it was a divorce and they were desperate for a sale...`ill say....110k depserate!!

    Oh well , i knew , the day she tried to get us to buy her house PLUS 30k we had problems!

    if she owns her house outright, and doesn't want to loose out on yours,v why don't you suggest she take out a mortgage to buy your house, and she ca pay it off once hers sells? then no one else is put out and she has her finance!

    she just sounds like a royal tyre kicker then!!!
    anyone with a brain would have thought of that for themselves..if she *needs* to sell before she can proceed then she probably doesn't even own her house outright!!!
    i would *like* to buy a country manor house estate myself, but i can't pay for it, so its no more a realistic offer i could make, than she has!
    its probably porky pies that she bought it for £250,000.
    some people still don't realise you can find out how much a property has sold for, so think they can get away with a fluff!
    if she really did want the property, being offended still would not put her off..why would she miss out on what she wanted because you were "rude" ?
    she was just a big time waster!
    hopefully you get a proceedable buyer very soon!

    Good advice , and taken!!!

    We have a second viewing tomorrow from a couple looking for an investment and can buy it with cash ,we know this probably means = silly offer , but we can but dream!

    The EA agreed to an open day as a `good idea` but they wont place someone there all day , they are advertising it qwith client base as 12-2 on the saturday....

    Thanks for the update Dan.

    My last house sold when the agent DIDN'T turn up and I showed them around myself. Just get loads of tea and coffee on, plenty of nibbles ready and do the whole open day thing yourself.

    BTW, what ever happened to your viewing of that house by the railway? Did the owners tell you how quiet it was, did you hear the trains for yourself? I just remembered that thread.
