    I wouldn't write anything, certainly not anything complex. The earlier agreement was made on a handshake, and stipulated five weeks, didn't it? Writing anything could be construed as a contract, even if it isn't, or isn't intended to be. A call or visit, saying as there's been no progress from them you are beginning the wheels of marketing and, unless they are in a position to proceed soon, it will go to an agent...

    In some ways, what they price their house at is irrelevant... they may not need to sell to buy yours, they may actually have a committed buyer, they may not... irrelevant.

    OK , she was very specific saying to us at the time she needs to sell hers to be able to buy ours though , along with the priced to sell promise .....
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    I agree. Harder to do, especially in a diplomatic way, but more friendly than the formality of a written communication out of the blue.

    Also, I don't think you should expect to, "sit down and discuss the ongoing plan" for the sale of their house, as that is a matter for them alone. :)

    Frankly, I'd go straight down the agency route, and not waste any time or paper in contacting her... She certainly won't be in a position to proceed in any meaningful sense for many weeks.

    Time is money in this sense.She's spending the time to try and gain money, while you are effectively losing it. Just let her know this is what you are starting to do.

    I'm seeing a lot of properties priced at around around £350k that have not been selling for months. It's an awkward price band because it's too expensive for FTBs and would need to be pretty big and spacious to suit families - many aren't.

    agreed tancred , its a big enough home for a family BUT its garden is a retired couples little courtyard , so that rules out affluent familys, and what retired couple or `nearly retired` couple are going to movge into a 4 bed two storey house...!

    Basically , one EA we would favour has offered us 1% 12 weeks , based on sole seller , on RM , Zoopla etc , so the choice between waiting for the `buyer` and getting the house on the market , could cost the estate upwards of £3 grand....

    Well - if you're prepared to go with an out of your area EA then you could bring that time down considerably - though, of course, it would mean doing your own viewings.

    There are certainly EA's around without long tie-in clauses. I can leave mine whenever I like and just with a VERY short notice period - no tie-in at all.

    Seems well overpriced to me. You may get an affluent childless (probably middle aged) couple wanting the house, but that's not a large sector of the market.

    I reckon it should be on the market for £325k tops.
