    well i would make sure our EA and her`s are differnt companies , but as far as i can tell , theres not a great deal else i can do , im under pressure from all sides to get this damn place sold

    amongst other things , i know its a massive help up and its the first one we have ever , or will ever , have ,so its not a situation i can complain at but it does get you down

I would say that if this caree father is next door to the house then she has to be serious about she really wants your house. The question is as to how realistic - or otherwise - she is about the price she has hers on the market for.

    Is there any chance of her agreeing to get 3 separate EA's in rating what price they think hers should be priced at? (ie as in they will know the area well and what is a fair price for hers).

    She's an estate agent herself. She knows exactly what hers is worth, she obviously knows the area well... she also knows how much she wants Dan-Dan's... and that's obviously not all that much, unless she can make a round profit. Then, she really does want it.

    She's doing what you so despise... playing the game. She doesn't mind if Dan-Dan is left waiting, she doesn't mind selling her house to a naive idiot for a 50% mark-up (and she'll know all the right expressions to use to convince a buyer her house is something so special)... and it's not. It is another piece of junk like many others on the street, with added tat such as cheap laminate flooring.

    Anyway, it is none of our business, nor Dan-Dan's what she prices her house at... I might well try to get that myself if I owned it... and wasn't in a hurry to sell.

    It only has one decent bedroom. I'm virtually destroying one end of my bungalow to rid us of bedrooms like that.

    And talk about shoehorned into it's plot! Looks like a speculative afterthought. :(

    Well , our `buyer` kindly gave my work number and mobile number to a friend of hers who works at the EA she is advertising her house with , who now wont leave me alone!!!

    Block their numbers like I've had to with the EA I'm buying through :) They can email me if they need me. I won't speak with them in person any more.

    Just to update , we have made a deal with a local EA @ 2k plus VAT whatever the sale price , with the caveat our proposed buyer can still buy if she becomes proeedable during the 12 week contract

    They are a good local firm , so i think its the right step , ironically , our proposed buyer had a second viewing yesterday that looks promising , but i think i should get on and get it on the market ASAP

    She can still buy fee-free, I presume?

    Just a thought, as a local estate agent herself, is she likely/unlikely to want to pee on another local agent's contract, as it were?

    hi Dafty , yes , we have agreed on fee free purchase with the EA , but on the understanding we provide her name and address , whioch seems fair enough , i have it in writing as well...

    she is an EX - EA and the firm we are using is differnet from the firm she used to work for and is selling through now

    well , we took the plunge, have the deal described above , and have it on rm now , with the guy coming out tomorrow to do full photos etc , we aso have the EPC being done free of charge , i think the fact we are looking to buying a house with the same EA is helping create this deal...
