I heard a discussion on the radio yesterday and the question of reclassifying house sizes came up, there was a councilor on the show who said that it was not an easy thing to do as housing associations and councils had a lot of their stock mortgaged or security for loans. If they started to change their propertys from 3 bed to 2 bed then they would lose a lot of money and the work involved would cost a fortune.

  • <<<Illogical argument. If there is a legal size of a room then it applies generically

When selling a house, a room has to reach a minimum in size in order to be advertised as a bedroom.

The question has been answered to the OP I believe.

The poster who asked about the owner/occuppier scenrio was going off topic and was not answering the query.

If they do have a query in this respect perhaps they should raise it in another thread? In house ownership ? Not sure which board that comes under?

I think you will find it was a tongue in cheek post ( roll eyes )

Where did you get that idea from?

    What a load of baloney!!

So we have yet another thread whereby tenants are quite happy to rent a home with X amount of bedrooms whilst they are getting funded by the taxpayer, but want to change the goalposts when it comes to paying themselves. Getting bored of it now. If people don't want to pay the extra then they can move.....or stop expecting government handouts and pay their own rent.

Do you think I kick up all this fuss when my bank put my mortgage rates up??

I am not a tenant. The Housing Act covers size of rooms suitable for sleeping in.

What I see is another thread when someone raises a benefit query that is hi-jacked by those not answering the original query (rolling eyes)

That is to do with overcrowding and I read somewhere that it was repealed a few years ago, I could have a 7x6 box room and call it a 3rd bedroom if I wanted, it's your lookout if you were buying my house though.

But I think the issue is that Housing benefit is not governed by the Housing Act 1985 but the Housing Benefit Regulations 2006 and the amending legislation regarding LHA and the Social Sector changes.

Until the Govt define what a bedroom is for HB purposes, we will have an issue. I expect to see appeals which I will have to take forward to the First Tier Tribunal on the issue but if there is no legislation, I suspect these will not be successful at this level.
I currently manage a Housing Benefit service and have been working in Housing / council tax benefit (as was) since 2001.

I thought a box room meant a room which had no window - that was certainly the definition used when I was renting and they were smaller than 45 sq feet.
