cheers, i was just going off my experience, i could of got 8 and 21 mixed up, because if i remember right, the tenant agreement he gave to the council was different to ours, turns out he was a fraudster, so they might of thought i was trying to get him out under 21 and i was trying to get him out under 8 if that makes sense0

well I was all set to issue another S21 and realised I am still in a fixed term mortgage, meaning early redemption fees. Seeing as I want to sell the place should I wait til nearer the time my fixed term is up before starting the eviction process. I could also tell the tenants I plan to sell and give them some time to look elsewhere, for somewhere else which will take the HB. Not many do by the looks of it.0

Is this a wind up? You don't tell anyone you have moved. You issued an S21 but you can't find it. You've "just" discovered your mortgage is in a fixed term. Is it possible anyone can be that disorganised?
Incidentally you have not said whether you have protected your tenants deposit in an approved scheme. If not you are going to have more grief0 -

I know several people who are renting out without declaring tax or telling the mortgage company. I know it's not right but they are mates so I'm not going to grass on them. Without a grass, how can the authorities find out? They have been doing it for years.0

my landlady has failed to change her credit card address........... 4 years later I am still getting her statements and new cards........ lucky for her I am honest and they go in the bin................

What, just like people get away with murder, GBH??? Just because someone is a "mate" would you "not bother" to get them banged up?? Any decent British patriot would defend our principles ... Your argument is dangerous .. You do appreciate YOU are paying more tax because of cheats & crooks like your "mates"???
So, how would HMRC / the mortgage company find out??
- neighbours (please..)
- relatives/"friends" (especially upset girl/boy-friends/spouses...)
- letting agents
- tenants wanting to ensure Landlord pays his way...
But the best one (mortgage company especially) will use Experian's "Mover Alert" see

- which spots when the residents of addresses change....
We don't want tax-cheats in our country any more than we want other crooks or benefit cheats...

HMRC have been looking at The Land Registry database to identify people who own more than one property. They then investigate to see if the 2nd property is a holiday home/2nd home, or is let out for income.....
They use the same method to identify people who sell a 2nd home without paying Capital Gains Tax.
If caught, in addition to the back taxes, there are hefty penalties for tax evasion.0
