Thanks for the replies.
It's situated on the major road to the estate and although it gets busy at peak times the rest of the day it's fairly quiet.
We were advised that the decor although not perfect didn't really need changing to sell the property...perhaps this advice was wrong! :mad:

Way too dark. As suggested above, I would paint the living room in a lighter colour and get some better pictures. The darkness would put many off as you cannot see the room.The best bargains are priceless!!!!!!!!!! :T :T :T0

On the positive side, the kitchen looks bright, airy and functional.
Suggestions:
* carpet a bit yuck, especially in bedroom! Replace with plain beige carpet maybe, and keep the dog out!!! (new carpets quite cheap)
* dog in house implies carpet could be full of dog pee!!!
* photos very dark, and rooms look a bit cluttered
* retake the outside of house photo on a sunny day!! it's amazing what optimism some sunshine brings!
* dark paint in living room makes it seem very dark (or is that just the photo??). Whoever buys it, will probably paint over it, so maybe you could paint it magnolia to make it more neutral?
*the angle of the bedroom photo makes it look small, so retake it!

It would only cost you around £10 for a trade tub of magnolia and a few hours work!
And it could get you a sale! I can see past the dark walls but to some people it would just put them off! It gives the appearence of very small lounge/diner TBH0 -
no offence, but those pictures are really not great at all a couple of them made me feel a bit seasick
I agree with Lynzpower.
The hideous fish eye lens they have used is actually detracting from the overall impact of the pictures themselves. It would be putting people off and that is why they are not asking for more details.
The housing market is slower than it has been generally with the exception of places such as London which has its own financial 'microclimate'.
The pictures also need to be of the best features of you home, not just there for that sake of saying they have 11 pictures.0 -
I think you agent needs a photography lesson or 12, the rooms may be dark but they are taking the photos completely wrong they need the light sources behind them (windows).
If you no longer tied to the agent id leave and get another agent.If it doesnt pay rent sell it.

Just had another quick look.
* Open the blinds in the rooms to let more light in for the photos!
* change bedroom carpet
* escort dog to the garden
* nice hanging baskets full of flowers out the front would set it off
* paint garage door
* in picture 6 the room looks a bit odd (carpet,curtains,bedcover)

I've emailed the EA asking that they come round again and take some better pictures...or they can use mine that I emailed to them.
I think this is perfectly reasonable given the replies I have received here. First time I complained to them they said they wouldn't use my photos because they weren't taken with the correct lens!
I'm still tied to them until the beginning of next month but if they don't get some decent pictures on the website then I think I'll be changing EA's.
I think that even if I painted the walls in luminous orange then they'd manage to take photographs that made it look dark!

Here in the North west the market is slow - we have been on the market since late February and only had one viewing in 10 weeks.
We have now changed our Estate Agent and they have been very helpful. They re did pictures that we were not happy with, gave a couple of tips to help with selling to prospective purchasers. We had a viewing in our first week with them and they keep us up to date with what is going on - check on the web to see how many hits there have been - see how many of these hits are actually looking through the photos etc etc.
But that said - the market is slow particularly in our price range.
First time buyers in the cheaper terraced housing are practically flying off the shelf - but this may to do with the fact that in two years or so we become a university town and property tycoons are setting up in the buy to let market for university students.

If you're tied with them until the next month, - double check the terms & conditions, as some EAs require written notice (21 days in advance for eg) that you wish to cancel the contract (so if you leave it till the end of the month to cancel, you might still be tied in for a further month!)0
