    it's not about house vs house, it's about tax vs. certification. Can you see the difference? It's not that subtle.

    I suppose you've bought into the governments propaganda, that it is about saving the enviroment and regulation and not about relieving us of more money.

    You're right, it's not subtle.

    To go with the car Vs house analogy. A car under three years old requires no M.O.T. certificate. So why can't a house built before 'x' date require no certificate.

    Surely it should be a house built after 'x' date that doesn't a certificate, assuming that certain standards will be met by the builder. Just like with vehicles.

    In fact any property that you add to your portfolio after the 1st June will come with a report as part of the HIP, so it will only be your current dwellings that you need to get checked & you'll only need to do this at the end of the tenancy. No nicking the deposit of your current tenants to subsidize it though.

    The reasons I like this
    1) It encourages landlords to upgrade sh!tty property
    2) It gives tenants information about the quality of the property, the white goods & using those as a proxy the quality of the landlord.
    3) Assuming 1 is true, it will cut down on tenants' bills (keeping CPI down & therefore your mortages).
    4) Assuming 1 is true it will help reduce UK carbon emissions.

    I do indpendent inventories and part of the inspoectin is to take all meter readings and take a photo at the start of the tenancy, and have the tenant sign them off.

    this certainly goes some way in proving the tenants liability for utility bills.

    Do you not cover yourself for this already :confused: I would have thought this be standard for a moneysavingexpert
