Tighter regulation of the Private Rental market seems to be on it's way:

Which magazine is also asking for tenants' experience. Presumably looking to start a campaign for greater protection for tenants.

Tenants' deposits are already being protected.

What next? Rent increases capped? Security of tenure?

    Compulsory registration of landlords (as being trialled in Scotland).

    BTL is being entered into by people who have no idea about finance let alone being a responsible LLs.

    Like it or not HIPs are being introduced for buying a property. I guess its natural they should be there for renting one.

    There's no doubt many BTL's have been avoiding paying Tax. In fact one Landlord I spoke to said he'd been selling a property a year without paying CGT! At least I can sleep at night knowing I've provided the Taxman with all the correct information........or perhaps I'm just stupid?!

I would imagine that the treasury sees a vast amount of revenue in registering and regulating landlords - just think how many landlords avoid tax on their rent! Personally, I'd welcome some kind of compulsory qualification for landlords, even if it's just a short course/test, so that they're aware of their legal obligations and rights. There are so many people, both here and on landlordzone that this would help, and it would protect both landlord and tenant.

    There's no doubt many BTL's have been avoiding paying Tax. In fact one Landlord I spoke to said he'd been selling a property a year without paying CGT! At least I can sleep at night knowing I've provided the Taxman with all the correct information........or perhaps I'm just stupid?!

    You'll sleep better if you supply the Taxman with the correct information about that landlord ;)

    damn right. Considering its thought you need to have a Basic food hygiene cert for making and selling a sandwich, seems unbelievable that you shouldnt have any qualifications, knowledge or even finance to start letting out properties.

    In saying that this will reduce supply im sure , which may well ramp prices for rentals.

    There was a piece in The Times (can't find the link) saying that one of the less publicised things about the Deposit Protection Scheme was that they were passing on details to HMRC.

    Wonder if that's why they built in such a big incentive for tenants to 'dob in' their LL if the deposit isn't protected.

    the other issue is that in rented property, you cant very welll stick in a solar panel or really do much to keep it green can you. I pride myself on being green, but that boiler that pumps out boiling water regardless of what you do with it, is costing me cash and the planet dearly.

    I cant wait to find out what the new impacts will be on landlords, hopefully it will remove this damaging dichotomy ( or go some way at least) we see here.

    Who would these idiot energy inspectors be ??

    Trained up on a weeks' course giving them the right to snoop in properties & pass judgement.
    Some twit spouting energy efficiency nonsense based on latest scientific propaganda & Green agenda.

    I agree with sensible regulation but not snooping or intrusion.
