bad news santander declined me

Hey guys

Thx for all your help and suggestions till now, wasnt happy with inhouse broker anyways which i communciated thru my previous thread and she submitted my application, yesterday n its come up as straight decline very next day ie today with no options to appeal

the only thing i dont understand is the info on full app is same as AIP , which they approved and then declined right away without even requesting a single doc !!

    So, the search which is on your credit file, was it an AIP search last week, or for the full application yesterday?

    AIP search a week before was from halifax

    and yesterday's search was full app by santander as it says "first mortgage"

    Was the Halifax search for a full application, or a Mortgage Promise, the so-called soft-search?

    Any full mortgage search says "first mortgage" as it indicates it's for a first charge. It doesn't indicate it's the first search by that, or any other lender.

    Basically, no agreement in principle was obtained with Abbey and you've gone to full application and been declined.

    What are you planning to do now?

    What reason was given for the decline?

    sorry i forgot to communicate yesterday eve
    they indeed had an AIP from abbey for the said amount and as per your suggestion i made sure it was on santander headed paper

    and today it came as striaght UW decline
    no reasons or appeal option

    Someone doesn't go from accept to decline unless there's something very unusual, or a drastic change in an answer on the full application from the AIP.

    Is it the property, or something else you can think of?

    not sure if its the property.. all my paperwork are genuine , with Sa302s from last 3 years , so cant lie there .. the worst thing is they dint even ask for any doc .. straight decline

    and they emailed back asking reason for decline as an usual they said we cant say anything but just wrote "credit score decline" which shud have failed at AIP stage i guess if that was the reason

    They should be able to speak to Abbey to get an idea for decline, this sounds wrong, it could just be a mistake typing incorrect income figures meaning it fails on affordability.

    At the moment we are all guessing, your broker needs to take responsibility and speak to someone to find the reason.
