The TDS won't change much of anything. It actually gives the LL more bargaining power in some cases. If a landlord reckons that £200 is all he is asking for - he then will find other things that he would have let go before, but will now ask for £1500 plus costs of going to court. The tenant will likely settle for the £200.FREEDOM IS NOT FREE0

I'm sure not all LLs are like that but in my experience the vast majority are. They make their money from others' misery.
All I want from my tenant's is for them to tell the truth ( which on the whole never happens ) to pay on time.
On my side I have always fixed any problems ASAP but sometimes it is hard getting the trades out and can take days.
If for some reason a tenant cant pay on time all you want is a bit of notice in advance so no one gets wound up.0 -
This is far more important than letting every Tom, !!!!!! and Harriet invest in a BTL for their retirement instead of having alternative stable pension investment options.
The people with money/property are taking advantage of the people without simply because they can and there's no legislation/taxation to stop it.
Thank God for Tom, !!!!!! and Harriet who are prepared to take chances on lying disrespectful tenants who because they pay rent can't be bothered to keep clean ( as you all put it ) their home and leave it for Landlords to clean up after they have skipped off owing money.
Yes there are poor landlords but there are more lazy good for nothing tenant's out there than decent ones.0 -

The gravy train is over.
More rights for tenants is only a matter of time.
Housing shortage, high propety prices mean government will have to introduce more protection, as it affects the younger generation & government want to stay in power.
They'll also remove tax breaks for 2nd home owners & introduce other controls to reduce the housing crisis.

Gravy train = Property investing genius uses equity from rising house prices to aquire more and more properties gaining more and more equity whilst some poor sucker pays off their mortgages!...
Until rising IR's take the mortgage repayments above the market rates for rent then everyone wants to sell and down come the prices further and further.0 -
