Myself and OH both WORK FULL-TIME AND PAY OUR RENT ON THE DOT EVERY MONTH. When the market settles a bit we will no doubt buy our own property but unfortunately in the area we live the property prices are out of reach.
If you find your tenants to stressful I would suggest you sell the property and have done with it.

1) All it would give is up to 12 months more security, most likely substantially less. I'm sure the banks are evil on the other hand if they know you're gone in 3-6 months it means they'll have money in while the place goes to auction.

3) I'm not sure the banks would go so far as to vet tenants, that would cost far more than taking the odd hit. The aim of this would be to encourage the banks to be more careful to whom they lend money for the purposes of starting a BTL empire. Though there would, no doubt, be unintended consequencies.*

Another mate of mine bought a house his gf is a student and pays him a little rent. She had to sign an agreement that if he goes bankrupt then the bank can chuck her out with no rights to anything otherwise no mortgage.
Banks have power, landlords have none. Landlords need more power to protect themselfs from spongers.0 -

Not necessarily so ... As for the Banks, they most certainly would NOT relish the idea that a repossessed property could be unsaleable / devalued by any sitting Tenants ... and they WOULD charge the Tenants a VERY high price for such things as end-of-tenancy inspections, damages, cleaning & restoration, etc.
As for Tenants potentially getting "stung" for such charges & costs by the Bank-LL, a bad tenant might well get away with doing a moonlight flit or leaving debt with a private-landlord, but you can be sure that Banks would hunt them down like dogs & make them pay, as Banks have "a long reach & an even longer memory" relative to the average landlord.Democracy is two wolves and a lamb voting on what to have for lunch.

I reckon most LLs would be willing as Gold_Shogun says to offer extended leases I for one would be :j As has been previously stated BTL mortgages are never as competitive as home buyers, many carry severe redemption penalties, these redemptions can be as long as five years, and for many LLs selling a BTL property within a short period would be financial suicide, therefore most LLs are looking for long term honest/decent tenants.
Will the Conservatives look into giving tenants stronger rights? Currently landlords can kick tenants out after 6 months
Remember the post ? how many renters on this thread have actually asked a landlord for a 2/3 year lease, doubt that many.
Occasionaly I get enquires from prospectice tenants and they tell us that the LL is selling up and they have been given notice could they arrange a viewing on one of our properties, we show them the property, in most cases they will proceed with an application, they then supply their address of the property which is under notice. Some applications are rejected , I have waited with BAITED BREATH for that nice little property to show up on Rightmoves web site but it never does ! the LL has LIED probably aware that their investment is being slowly destroyed, and said their selling upto save any hassle.
If there are any squirming bull$hitter$ reading this post, HAVE YOU EVER BEEN LIED TO ? maybe that's why your tenancy only lasted 6 months0 -
